DUES 2026


2026 Annual dues will be $1392.00, paid in quarterly installments of $348.00. A reminder - coupon books will no longer be mailed to homeowners. You are responsible for paying dues on time (Jan 1, April 1, July 1, Oct 1) by using one of these methods. If you do not have your account number, call the FLCA office. We'll be happy to help!



ANNUAL MEETING PACKETS will be mailed to all homeowners at least 15 days before the annual meeting which is January 28th at 6:00 in the Poolhouse. The FLCA office will send an email when they have been sent so you'll know when to expect them. In addition to electing members to the Board of Directors, homeowners will also voting on TWO ADDITIONAL MATTERS:


1.Deer management measures in Forest Lakes: This is a community-wide vote on whether or not to cull the deer in Forest Lakes. Some information to consider:


  • Culling would not begin until Fall 2026 and would take place only during the early morning hours on designated days within a four-week period.
  • Deer cullers would operate from tree stands located in approved common areas within Forest Lakes. Specific locations will be clearly communicated to all residents in advance and will be visibly marked. Culling is by bow and arrow. Bow shots will not be taken from more than 20 yards away.
  • Cullers will not roam through neighborhoods, nor will they enter additional common areas or any private properties.
  • The culling process will not eliminate all deer and is expected to be an annual management effort if approved by residents.
  • The meat is harvested and donated to Hunters for the Hungry.




2.Sale of empty lot on Timberwood Parkway: The Board of Directors is seeking approval to sell the last remaining lot in Forest Lakes. Some information to consider:


  • The lot is located to the right of 3176 Timberwood Parkway and comprises approximately 0.243 acres.
  • The Association intends to sell the parcel with the stipulation that the buyer construct a home approved by the FLCA Architectural Review Board.
  • Proceeds from the sale will be deposited into the FLCA Reserve Account, which supports capital improvement projects.

We need judges for our Annual Holiday Lights contest! If you are interested in judging either FL North or FL South on DEC 13th or 14th, please give the office a call. No judges = no contest! Give us a call! 434-973-4596


FOOD DRIVES

Once again, our Yoga instructor Tarti Djakaria, has organized a food drop-off for the Blue Ridge Area Food Bank at the south gym. Please drop off your unexpired, non-perishable food and baby items now through December 17th. She's had to empty it twice already - keep it coming!

Thank you to everyone who donated to Scouting for Food in November! With your help, Cub Scouts Pack 206 and Troop 75 collected over 4,600 pounds of food for the Blue Ridge Area Food Bank! Thank you for making such a difference in our community!


LOCK YOUR CARS :(


Reminder to all to lock your cars if they are left outside of a garage at night. Not one car that has gotten rifled through or even stolen (!!) in Forest Lakes has been locked. All have been unlocked and those that were stolen have had keys in them. So, take your keys and lock your cars! Easy Peasy!


Thinking About Leasing Your Home?


The FLCA Board of Directors approved a new policy requiring homeowners to complete a "Homeowner Rental Notification" form. This will help the association have contact information for both the homeowner and property managers. So, if you are renting or are thinking about renting your home, it's a must that you complete this form and return to the FLCA office. Thank you!

Santa is Coming!



Santa will be back visiting the kids in Forest Lakes on Wednesday, December 10th from 5:30-7:30pm at the Pavilion. Come enjoy cookies, milk and listen to Santa read "Twas the Night Before Christmas". PLEASE NOTE: Parents with very young children or with kids who will not stay for story time please consider coming right at 5:30 to see Santa and then scoot out the door. It gets crowded! 



If you'd like to see Santa again, the Albemarle County Fire Rescue driving him in a fire truck on Sunday, December 14th and will at the South Pool parking lot from 12noon-1245; the Hollymead Pool parking lot from 1250-130 and the North Pool parking lot from 235-315. CONSTRUCTION UPDATES



  • Teakwood Sewer Easement - Status Quo - no updates since November. Sigh. The contractor is still waiting to receive structures needed for the pipe installation. Until these are received the area will remain "quiet".
  • South Entrance - road striping will take place this week or next. Once that is done the barrels will be removed.


PLEASE - Don't Blow Your Leaves into the common areas


Another reminder to all residents: blowing leaves into any common area is not permitted. Please help maintain the appearance and safety of our shared spaces. It's just not ok to do this. Thank you.




Invasive Species Update


November was a busy month for the Forest Lakes Invasive Plant (FLIP) volunteers. We had three workdays, over 20 participants, and made remarkable progress in the woods near Teakwood and Arbor Lake. In addition, residents are undertaking solo efforts and wiping out Autumn Olive in the woods around the basketball courts and Watercrest Lake. We have cut-stump treated around 200 Autumn Olive bushes and cut hundreds of Oriental Bittersweet vines, along with some less common invasives. In addition, one of our high school residents tagged the large invasives around our lakes such that they can be cut and properly treated when D&D does their annual lake cut-back in the winter. 

 

Our next workday is scheduled for Sunday, December 7th 2-4pm. Meet at the Springridge mail kiosk on Turnberry Circle. The task is daunting, and we can use all newcomers and abilities. So, if you can use hand clippers, a hand saw, an electric chainsaw, loppers, or simply pull saplings, please join us in protecting our trees and forests from smothering invasives.

TENNIS NEWS


Hello everyone. December is here along with the wide range of temperatures, snow, wind and 60 degree sunshine!!

Its a busy month for all of us with the holidays approaching. But never a better time to start thinking about your tennis game for 2026!


JUNIOR NEWS for December brings your JUNIOR HOLIDAY TENNIS CAMP from December 21-23 from 1:00-3:00 ages 7-12 WEATHER PERMITTING. Details will be coming out as we near the dates. We have had great fall participation in after school clinics so lets keep the ball rolling. We will also have High School Training over the Holidays as well. Times and dates TBA.


ADULT NEWS Now that the League season is on a break or you are resting up from your summer-fall play there is no better time to take inventory of your game and set out to improve things for the New Year. Get with your coach and write down your

strengths and weaknesses and make a plan for improvement. Whether it be stroke production, more match play experience, mental awareness, or better physical condition create a plan of action. Get a head start on your competition now!! I'd be happy to help you on your journey.

Meet Peanut!


Peanut is the cutest lil small breed beagle with the cutest personality. What a guy.


Peanut is a proud resident of Forest Grove where all of the kids love him. And he loves them too. Why? Because they feed him treats - and you guessed it. Peanut loves treats. Don't we all?


Peanut takes daily walks around Arbor Lake - if you see him, be sure to give him a pat (and a treat if you have one!)
