Buc-ee's Construction Awaiting Road Improvements

The 159-acre Buc-ee's Travel Center near I-75 exit within the CRA's Dr. Martin Luther King Jr. Blvd. redevelopment area is slated for development. There are also several road improvement requirements for the project.
 
Florida Department of Transportation (FDOT) has sent a list of modifications that it wants Buc-ee's to fund, including driveway and median openings, a traffic signal, and turn lanes. According to the News-Press, Buc-ee's has incorporated the roadway improvements to its construction schedule.
 
The travel center is expected to begin construction by the end of 2020. When open, it will offer 120 gas pumps and a 55,000 square foot shopping center.

McCollum Hall

HPC Approves McCollum Hall Application

"The project's addition and site work comply with Land Development Code and Standards for Rehabilitation."


Fort Myers Historic Preservation Commission (HPC) approved a Certificate of Review for the proposed addition and site work for McCollum Hall on June 24. The planned addition and site work was found to comply with the City of Fort Myers Land Development Code as well as the Secretary of the Interior's Standards for Rehabilitation. The Certificate of Review was effective immediately upon approval.

Project developer McCollum Hall Redevelopment Associates/REVA Development Corporation has met a number of its benchmarks for the rehabilitation project, including providing construction drawings and a building permit letter of intent. In May, the Fort Myers Community Redevelopment Agency Board of Commissioners (BOC) approved an extension of some of the project schedule and performance schedule dates as requested by the developer as part of their presentation. HPC Certificate of Review approval is one of the benchmarks met by the project.

Luminary Hotel Shaping Up

"Opening Summer 2020!"


Luminary Hotel & Co. will be home to the signature Silver King Ocean Brasserie, the Beacon Social Drinkery rooftop lounge, The Workshop culinary theater, an indoor and outdoor fitness facility, Ella Mae's Diner and retail space at street level, and a pool area on the fourth floor overlooking the Caloosahatchee River. The hotel will also offer more than 8,000 square feet of function space and will be connected to the neighboring Caloosa Sound Convention Center, formerly known as Harborside Event Center.

Prima Luce
Prima Luce Update

"Pre-Sales threshold met!"

The Prima Luce project has met its pre-sales threshold required to close the $80 million construction loan. The developer expects a commitment letter next, followed by a closing a few weeks later.

The developer’s general contractor of record, DeAngelis Diamond, formally apply for the foundation permit for the Towers and Parking Garage on June 20, 2020. Construction began in June 2020. Prima Luce has a completion date of April 2022.

First Building: Completion Anticipated for April 2021

Construction is moving on West End at City Walk! The first building of West End at City Walk will be completed in April 2021! Leasing activities for that building will start early December 2020.

West End at City Walk will provide 318 residential rental apartments with retail and Class A office space.
Seaboard Waterside Apartments
Seaboard Waterside Apartments Progressing

"We're continuing to progress and Seaboard will soon move forward with financing."

Developer Billy's Creek Preserve, L.L.C. reported that the U.S. Department for Housing and Urban Development (HUD) application for Seaboard Waterside Apartments was delayed a few months due to COVID-19 pandemic. The project continues to move forward with its financing. The Environmental Resource Permit was recently granted and and the Demolition permit applications are being processed.

The project will be built in two phases. Phase 1 will consist of 204 residential units and Phase 2 will bring another 216 units online when completed. The project also includes a 2,000 square foot commercial retail building. Phase 1 has a planned completion date in January 2022, Phase 2 has a planned completion date of January 2028.
Vantage Lofts
Vantage in PUD Rezoning Process

The developer is in the PUD rezoning process for permitting, however, the current FEMA map revisions and the anticipated appeal by the City of Fort Myers have complicated the TIF timeline. Depending on the timeliness of the appeal, its final resolution by FEMA or the need for further appeals, and potential building elevations revisions, the TIF timeframe may be impacted.
St. Peter Claver Place
St. Peter Claver Place: Florida Housing Financing

"We will apply for Florida Housing financing opportunities in August or September."

 The developer is preparing to apply for Florida Housing financing opportunities for St. Peter Claver Place Apartments in August/September.

The 214-apartment affordable housing complex in the Dr. Martin Luther King, Jr. Blvd. Redevelopment area was selected for a $4 million tax increment rebate in 2019.
Silver Hills
Site Work in Progress

" Work will soon begin on building foundations. "

Silver Hills Development, the developer for the Silver Hills apartment complex in the Downtown redevelopment area, began site work in early April 2020. The site has been graded and several erosion control measures and geo-piles have been installed, After the large rain event on June 4, the developer delayed bringing in the additional fill that was required to bring the site above the floodplain, and instead has spent much time working around the site to improve and double-up on erosion control measures.

The contractor will soon begin work on building foundations, then the project team will import any needed fill material and initiate installation of underground utilities. Upon completion of the site work, the developer will immediately begin vertical construction, anticipating the first units to be delivered around July/August 2021. Anticipated completion of construction is July 2022.
Urban Community Garden
Urban Community Farm Update

Progress is being made on the Urban Community Farm in the Dr. Martin Luther King, Jr. Blvd. redevelopment area! In order to make this a true community garden, is currently working on creating a physical space for community members to join them in learning about gardening, fresh recipes, and healthy skills that can be translated into their daily lives.
