General Knowledge
Last night, the HROA Board of Directors kicked off the 2026 meeting schedule in style. Much like the 1965 Chevy Impala (the best-looking Impala), the 2026 HROA model year has a whole new look and feel. First, we highlighted a whole new format for our PowerPoint presentations. Long gone are the monochromatic green slides that looked like the cover graphics for an early 1990’s Trapper Keeper. Then we highlighted the much-improved www.HROA.us website, donated by President Masen Yaffee. There are many cool things about the website, but my personal favorite is an AI Agent that will allow you to search through all of our governing documents in the blink of an eye. All you have to do is type in a question, and it will answer it for you with citations to where you can read more about it. Gone are the late-night bar fights over whether a boat can be parked in your neighbor’s driveway.
Next, I bragged a little on our staff for the work they did throughout December. Here are some of the key performance indicators. In December, Compliance worked on a total of 125 open cases, closed 10, made 15 courtesy calls, and sent out 1 call to hearings. This was impressive given the holidays and the fact that we were down 3 of 5 staff. Maintenance completed 286 work orders, 8 of which were member requests, and worked both Christmas Eve and Christmas Day. We had a total of 2667 guests come through the gates and conducted 389 mussel inspections.
The board approved 3 items related to our annual election, which we are starting the planning for early to ensure we have plenty of time to communicate with members. The board approved a change to our financial management services, community management software, and financial software that provide significant operational savings as well as improve convenience for members. They discussed the possibility of purchasing a new mower that may allow us to reduce our dependence on contract mowing for our annual weed abatement. They approved the list of policy/larger project priorities for the next two quarters and discussed the issue of reinstalling a stop sign at Cascade and Heritage Road. That last issue received attention on social media. We received a number of emails with a mix of preferences, but the attendees at the meeting heavily favored keeping the intersection the way it is now.
If I have piqued your interest, the video is still available even if it doesn’t fully capture the thrill of being there in person.
Hope to see you next month or around the ranch!
Jim

Our Fire Department and CSD want to remind everyone that the California Fire Code requires a 3-foot clearance around any fire hydrant in all directions. And, the California Vehicle Code prohibits any vehicle from parking within 7 1/2 feet of a fire hydrant.
Please maintain your landscaping to ensure that clearances are met and there is no delay in securing a water source in the event of a fire. Thank You!

Good evening all, I hope your Christmas and New Year's were great with family and friends. Attached below is the January 1, 2026, water in/water out for Nacimiento. MCWRA has not updated lake levels since 12/23/25, but it looks like the lake came up close to 6'. Go to USGS 11149300, and you can see what NRWMAC sees. Looks like more rain is on the way. Good job on your rain dances.
Happy 2026 New Year!
Best regards.

WELCOME TO CHIPPER DAY!
The San Luis Obispo County Community Fire Safe Council is proud to sponsor this Chipping Program!
This free service provides curbside chipping and removal of hazardous vegetation from residential properties. The grant funded program goal is to reduce flammable vegetation in your neighborhood and help you create defensible space around YOUR home in the event of a wildfire.
Experienced, licensed, and insured contractors will chip the vegetation you gather and stack according to the guidelines, then haul it away from your property. Make a reservation to secure your pickup. Reservations must be made at least seven days prior to the scheduled event to guarantee service.
Current events for our area are scheduled in the spring.
The program recommends signing up before building your pile.
