Hotter Than……………!!!
Which is Hotter…this market or the temperature outside? One thing is certain, the number of Residential sales that Mesa County has experienced this year thru June 2023 is down 21%. The number of Active Listings as of June 30 this year versus last year is down 15%. What does that mean for the market? If you have a home to sell now, is a great time to list your home while there are fewer properties on the market and the prices continue to hold very steady.
I want to give a huge shout out to our amazing agents and support team. Anna Martin closed the quarter with the highest priced home sale in Mesa County thus far in 2023. The property is located at 714 Curecanti Circle and sold for $2,950,000. As of June 30, 2023 there have been 24 homes sold for $1,000,000 or more in Mesa County. Fun fact…the number of $1,000,000 + homes sold in Mesa County for January 1 – June 30, 2022 was 38. That is a difference of 14 fewer $1,000,000 sold this same time period in 2023 versus 2022.

Happy July!
I hope everyone had an amazing fourth of July and spent time with your family and friends. It has been super hot outside lately, and I am sure we could all use a cool down. Today, I am going to give you a few places to relax and chill during summer in the Grand Valley.

First, pools are an awesome way to exercise and have fun while staying cool. We have several pools in the Grand Valley that are open to the public such as the Lincoln Park Pool (outdoor), the Fruita Recreation Center (indoor and outdoor), Orchard Mesa Community Center (indoor) and the Palisade Pool (outdoor). I have been to all of these pools and can say that they are all very fun and would recommend visiting them.

Next, there are a lot of cool lakes in our area where one can go paddleboarding, water skiing, boating, and more. Some of our more popular lakes include Connected Lakes, Snook’s Bottom, and Highline Lake. One of the places that is very, very fun is the Imondi Wake Zone. I have been there several times with friends to play on the inflatables in the water park…they are amazing!!! All of these usually get pretty busy on the weekends, so make sure to get out early to snag a spot and do your activities before it gets too hot.

Another option is exploring the Colorado River. You could go rafting, grab a tube and float, or play in the water by the Las Colonias Park. Please remember to always wear a life vest as the water is super high and fast this year.

The Market on Main presented by St. Mary’s Regional Medical Center is summertime’s signature event in Grand Junction, and is a showcase of farm products from the Western Slope and around Colorado. The Market on Main is a summer-long community event series drawing an estimated 5,000 visitors per week.
The Market will run each evening on Thursdays beginning July 6 through September 21 from 5:30-8:30pm.
Vendor applications are now open! Vendor applications will remain open throughout the Market on Main season. Entertainment applications are now closed.

Art Galleries
Art galleries stay open late of the first Friday of the month. A favorite among local artists and art-lovers, First Fridays in Grand Junction are a great way to experience the wide variety of artistic talent in town. Numerous art venues and galleries throughout Grand Junction are open late on the first Friday of each month. First Fridays typically begin around 6 p.m. and go until around 9.
What makes this event so much fun (besides the wonderful, eclectic art shows) are the people. Everyone is in a great mood. There’s always lots of food, drink and laughter, and it almost becomes a game as you see people again at the next art venue.
