Prince George Market Update — Week 1, June 2026
Summer activity is officially picking up. This past week brought 65 new single-family listings to the market, while 40 homes moved into pending or closed status and another 15 expired or were cancelled. That puts total active inventory at 397 single-family homes, with an average list price of $667,561. Inventory is still building as we move deeper into the selling season, which is exactly what we'd expect for early June — more sellers are testing the market, and buyers have a wider selection than they did earlier this spring. The gap between that $667,561 average list price and what homes are actually selling for is worth paying attention to, and it tells us a lot about where pricing expectations sit versus reality right now.
That reality shows up clearly in the month-to-date numbers. So far in June, 20 homes have completed at an average sale price of $547,689, against an average list price of $558,415 on those sold homes — a list-to-sale ratio of roughly 98%. In plain terms, well-priced homes are selling close to asking, but buyers aren't overpaying. Homes are moving in an average of 22 days, noticeably faster than the 30-day pace on the 3-month rolling average (247 homes sold at an average of $557,488). That speed-up is the strongest signal in this week's data: properly priced and marketed homes are selling quicker than they have over the past quarter. For sellers, the takeaway is that pricing and presentation matter more than ever — with nearly 400 active listings competing for attention, the homes winning in those critical first 10 days are the ones priced right and marketed well out of the gate. For buyers, there's genuine selection to work with, but the faster pace means hesitating on a sharp, well-priced listing can cost you. The market is sitting in balanced territory, leaning slightly toward sellers on the homes that are doing things right.
