We’ve got a lot to celebrate this month, from recognition for the innovative work at Milner Commons to gathering with residents for National Night Out, we’re reminded of what’s possible when we invest in both homes and the communities around them.

Earlier this month, our Milner Commons development built in partnership with the City of Raleigh, Presbytery of New Hope and Kintura, received an NCHFA 2026 Housing Award! Recognized for “Innovation in Housing”, Milner Commons transformed an underutilized church property into a welcoming community for 156 seniors earning at or below 60% of the area median income (AMI). 10% of units were reserved for residents at or below 30% of the AMI, and another 10% reserved for individuals with disability or those transitioning from homelessness.

Also in Raleigh, rain couldn’t keep us from celebrating community! In honor of National Night Out (NNO), we gathered residents and local law enforcement at the Village at Washington Terrace for a Community BBQ filled with food, fun, and connection. Held nationwide since 1984, NNO is an opportunity to strengthen relationships between neighbors and law enforcement to build safer, more connected communities. We were grateful to bring that spirit to our residents and celebrate the community together. Thank you to our partners at Enterprise for sponsoring this event.

We’re also celebrating a major milestone for Ellington Place in Greensboro, which was recently awarded a 9% Low-Income Housing Tax Credit (LIHTC) from the North Carolina Housing Finance Agency, bringing this important affordable housing project one step closer to reality.

While we highlight the milestones of this past month, we're also looking back at the people and partnerships that made last year possible. Click below to read our 2025 Annual Report, and the progress we accomplished together.

Industry News

North Carolina is taking another step toward expanding our state’s housing supply with the newly signed Regulatory Reform Act, which streamlines the development of accessory dwelling units (ADUs), including backyard cottages, garage apartments, and in-law suites. This law makes it easier to convert certain existing commercial properties into residential or mixed-use housing.

For the broader affordable housing ecosystem, this legislation could help make better use of existing properties, and reduce some of the regulatory barriers that can slow housing development. While increasing supply alone does not solve the affordable housing shortage, making it easier to create homes in a range of sizes and formats is an important part of addressing North Carolina’s rapid population growth.

Development Updates

The final phase of our Washington Terrace redevelopment is officially underway! Soon we’ll break ground on Fisher Grove, a new 166-home affordable community in Southeast Raleigh.

All homes will be affordable to households earning at or below 60% of area median income, with a mix of one-, two-, and three-bedroom apartments designed to serve families of varying sizes. Fisher Grove will also include 8,000 square feet of retail space, along with amenities including a fitness center, computer center, playground, and in-unit laundry hookups.

Located near public transit, schools, healthcare, and shopping, Fisher Grove represents the next step in our long-term investment in Washington Terrace. As the final phase of the redevelopment, the community will help bring more quality, affordable homes and neighborhood amenities to Southeast Raleigh.
