FY24 Resort Tax Funding Allocations
$1,175,000 Awarded for Housing
On June 8, the Big Sky Resort Area District completed the final of three meetings to allocate $21,279,941 to local nonprofits and organizations.

Resort Tax allocated $12,039,442
to Government Services such as public safety, transportation, and water & sewer; $6,722,124 to nonprofits working towards community goals; $147,829 to the Opportunity Fund for needs outside the June allocation cycle; and $2,370,546 to reserves for capital investments.
Applications Reopen July 1
Good Deeds: Preserving Homes for Residents
After an eight month pause, BSCHT will start accepting Good Deeds applications on July 1, thanks to $800,000 allocated from Resort Tax and $25,000 from Moonlight Community Foundation.

Good Deeds increases the inventory of homes for the resident workforce by offering homeowners or buyers cash for permanently deed restricting their homes for community housing. All homes must be located in the Big Sky Resort Area District and cannot exceed $1.5 million in value.

Stewardship Coordinator Wanted

Rent Local Housing Opportunities
For Employers or Employees Needing Housing
Rent Local creates immediate inventory by providing cash to homeowners who turn their vacant properties or vacation rentals into homes for local workers.

Since launching the incentive program in August of 2021, Rent Local has funded 110 rental homes for 286 locals.

Leases Available to Big Sky Businesses
Designed for the seasonal workforce by Lone Mountain Land Company, Powder Light offers double-occupancy bedrooms with shared living spaces.

LMLC leases each bedroom for $1,700 per month, all utilities included. Please email BSCHT for more information.
The "Total Homes Needs" graph from the 2022 Housing Study projects the number of new rental and ownership units needed by 2027. Depending on job growth, Big Sky's need will range between 700 and 900 new homes.

This data takes into account projects in the pipeline such as RiverView Apartments. (RiverView will add 97 rental homes, but Big Sky will still need 809 more homes after it completes RiverView Apartments.)

In 1992, the Big Sky electorate voted to adopt a 3% Resort Tax on "luxury" goods and services. Local businesses collect and remit the tax.

Annually, the locally elected Resort Tax Board of five volunteers strategically invests these funds for critical community needs.

In 2020, Big Sky voters increased the tax to 4% to help fund the upgrade to the Big Sky Water and Sewer treatment plant. This vote also reserved water and sewer hookups for workforce housing projects.

"A small but painful blow to affordable housing"

"Robert 'Kenny' Alley said he’s been in Big Sky for, let’s see, 34 years now. 

He’s semi-retired—he found out you can’t just sit around, so he’s been working with Warren Bibbins, former Olive B’s owner, splitting and piling wood for sale outside the Whitewater Inn on U.S. Highway 191.

Not far from the woodpile is the trailer court where Alley lives, at 46950 Gallatin Road, a parcel listed for sale at $5.3 million this past winter. If it sells, he won’t be able to move his trailer.

'I’d hate to go back to work,' Alley said. He’s almost 71 years old. 'That threw a curveball to me.'

He skied about 80 days in 2021-22, but had 'a slow year' with 60 ski days in 2022-23 and hopes for 120 next winter. He’s won both of his battles with liver cancer. As the commander of Big Sky’s American Legion Post No. 99, he had the idea for the quarterly rent assistance program which raffles $2,000 every three months to a pair of eligible renters in Big Sky. Now he’s preparing to leave his home of 28 years: the trailer he bought in 1995."
