Common Corridor Renovation
G3 Construction Group was engaged by the Board at this Condominium Association in Chicago's Gold Coast to manage a full common corridor renovation on this 57 story building. Renovations include upgraded doors/frames, flooring, stone thresholds, paint, and lighting fixtures. During this project, our construction team was consistently accessing 36 units at one time and working across multiple floors to complete various phases required to complete the project's scope.
The G3 Team not only supported the pre-construction phase where we worked with the Association to finalize the project's scope, schedule, and budget, but also, G3 was engaged as a construction manager in which we provided the following:
- Daily coordination and comprehensive on-site management of the project to ensure the work is being executed per site plans and specifications while supporting the project's established schedule and final cost
- Preparation and email delivery of detailed progress reports to inform the Association on the project's daily progression
- Scheduled progress meetings with the Association
- Coordination and management of all Chicago building inspections
- Comprehensive project accounting and billing
- Safety management- safety inspections of the job site are performed by on-site superintendents and safety professionals to ensure compliance with applicable EPA and OSHA standards
- Establish and execute the final punch list to deliver the project in a professional and time efficient manner
- Project submittal, clerical support, and delivery of the close out package
- On-site community coordinator provided to assist in directly contacting unit owners with any required unit entry coordination and notifications when work/access is required within/around an owner's space
