Team Spotlight
G3's Team Spotlight this month is one of our amazing superintendents, Sean O'Brien. Sean has been with G3 for almost 5 years. He has a Bachelor's degree in Construction Management and was a part of our on-site team at Rosalind Franklin University's Research and Innovation Park, G3's largest project to date. Currently, Sean is working on-site at a West Loop Condo Association on a prototype repairs project. In the next year, he hopes to communicate in Spanish more fluently, for better coordination with contractors and clients. Sean's work ethic, and willingness to help wherever he can, make him an integral part of the G3 team. We are so fortunate to have him!
Featured Projects
Suburban Condo Association
Chicago, IL
G3 recently completed a balcony and facade restoration project for a suburban condo association. The project included the repair of the masonry and railings at all 16 balconies’ tiers associated with two, four-story buildings. The scope of work included:

  • Replacing the failing piers and railings at the 4th floor level with new cast stone piers and railings
  • Masonry tuckpointing
  • Brick and stone replacement
  • Re-coating the 4th floor balcony surface
 
With cost savings generated by our project management team, $111,100 was returned to the association. 
Lakeview High-rise
Chicago, IL
Facade Repairs

G3 was engaged by this Lakeview Condominium Association to investigate water infiltration issues. Investigative openings were made after a series of prototype drops to determine where the water was entering the building from and what repairs would be needed to prevent that from happening. G3 then managed the project repairs which included:
  • steel lintel replacement
  • flashing installation
  • cracked brick/sill replacement
  • tuckpointing
  • sealant replacement throughout all elevations of the building

G3 worked with the masonry contractor to develop the project schedule and phasing plan to complete the project in one year. The project started the first week in March 2020 and was complete by the first week in October 2020. The building was split into 13 drops and had 5 swing stages going at a time.
With cost savings generated by the G3 team, $65,000 was returned to the Association.

Gold Coast High-rise
Chicago, IL
Plumbing Riser Replacement

​G3 is currently wrapping up a major plumbing riser replacement project for a high-rise building in Chicago's Gold Coast. For all units on 34 floors, our team is working on the following scope:
  • unit prep/protection
  • demo
  • plumbing/pipe removal/replacement
  • hot water pipe insulation
  • drywall/tape
  • sand & prime
  • remove protection & clean

With unused contingency, we will also be performing additional work throughout the common corridors outside of the original scope. Check out next month's newsletter for the finished product!

  • daily temperature checks
  • designated entrance/exit points
  • mandatory face coverings and social distancing
  • frequent use of hand sanitizer
  • poly erected containment utilized to isolate work areas from the public
  • HEPA filtered air scrubbers used to continually clean the air of contaminants including airborne viruses and improve the indoor air quality
