Autumn is the season to find contentment at home by paying attention to what we already have. The colors of Fall remind me of what I’m thankful for. I’m thankful that this industry affords us as REALTORS® an opportunity to help people in so many ways. We have an impact not only in our daily transactions/interactions with our fellow REALTORS® and Affiliates, but also in our community.

We want everyone to have a HOME in our community, right? It's why we chose this profession. How do we make that happen? Communicating in a positive manner is key. What is our message to each other, to our community, and to our clients/customers? The message we send out should include how wonderful Great Falls is (even to those that already live here)! As REALTORS® and Affiliates in this industry we are tasked to not only raise awareness about what are challenges/concerns in our community, but also to emphasize the attributes of Great Falls. There is always a way to spin a negative into a positive. It’s all in the choice of words, tone of voice, body language and facial expression. As REALTORS® we don’t tell a client what house to buy or when to sell (there are times we would like to I’m sure). We help them find the “right” home within their budget without stretching themselves too thin. We show a seller how they can make their home better so it sells for top dollar. We guide them. Likewise, we can help guide the way in which people view Great Falls. We can change it one home and neighborhood at a time.

Will you give be the kind word or smile that someone might need today? Be kind to one another, be professional and most of all be happy about the profession you have chosen and the community you live in!

GFAR is moving forward to become an owner of the MRMLS.

Here is the latest information and things you should know:  

  • GFAR paid earnest money in the amount of $1,500 or 10% of the ownership purchase price of $15,000 in August
  •  GFAR paid $5,000 for FBS/Flex to convert MLS data to the MRMLS in August
  •   GFAR members will be converted to MRMLS on January 21, 2019
  •   A subcommittee was formed to compare GFAR MLS Rules to the MRMLS Rules. Additional meetings will be scheduled to complete the review.
  •  GFAR will still own its lockboxes and bill members for the service.
  •   GFAR, Kalispell, and Missoula currently use Sentrilock lockboxes so all Realtors from those MLS’s will have access to each other’s boxes. Butte will be getting Sentrilock boxes. Helena will remain on Supra lockboxes until their contract expires so those agents will have to request One Day Codes to access GFAR owned boxes etc.
  • The Executive Officers from GFAR, NMAR, MOR and HAR met on September 19th to review the Operating Agreement. No major changes were identified.
  • The Helena MLS is converting to the MRMLS on October 22. (If you are a member of Helena’s MLS you have received information)
  •  The Rocky Mountain Association of Realtors (Butte) is converting to MRMLS February 1.
  • The Bitterroot Valley Board of Realtors (Hamilton) will not be joining the MRMLS. So there will be four MLS’s in Montana in 2019. 1) Montana Regional MLS; 2) Billings MLS; 3) Big Sky Country MLS (Bozeman); 4) Bitterroot MLS

What to expect:

  • MLS members will pay GFAR for one month of MLS service fees for January 2019
  •  MLS members will pay MRMLS for MLS service fees beginning in February 2019
  • The billing for lockboxes will change from monthly to quarterly. GFAR will invoice its members separately from the MRMLS. Members should expect to be billed on a quarterly basis for lockboxes at $8 per month or $24 per quarter per member. Members can also pay GFAR the annual rate of $96 per member

Errors & Omissions Insurance Update

The Montana Association of Realtors surveyed the membership in June and based upon those results, has decided to proceed with bringing forth legislation to require all real estate licensees to carry errors and omission insurance. Once the draft bill is provided, it will be forwarded to members and discussed on a local level.
