Somewhat Quarterly GFDA Investor Letter


Greetings!


With Labor Day behind us, we’re quick-marching forward. Our window of opportunity is wide open. We are determined to make the most of it and keep opening new windows of opportunity for the Great Falls region.


It has been a fantastic summer. Winning Janicki. Moving housing developments forward. Making progress on key energy infrastructure. Putting most of the remaining land in the Great Falls AgriTech Park under agreement. Winning three national impact awards and an international bronze award for Economic Development Organization of the Year.


If you missed some of our recent emails during the dog days of summer, we published our FY2026 Annual Report, celebrated 30 Years of Lending to fill capital gaps for businesses and developers, and sent out our 2026Q2 Quarter Index.


We eagerly await the Governor’s announcement of Opportunity Zone 2.0 designations and look forward to accompanying Greg on the Montana business attraction mission to India. Our target industries on the trip are aerospace and defense manufacturing and pharmaceutical manufacturing. We also hope to illicit the Governor’s help to get a top priority project unstuck at the state level before we lose it.


We have four big plans for the Fall:


First, as always, Work Our Pipeline to do whatever we can to move deals to fruition. Announcements create excitement, but seeing projects through to success is what really matters.


Key projects include Janicki, Touro's expansion, The Falls development, Montana Renewables, BHE Montana, and Little Shell resort. Our clients have many more projects that we are working to support including important housing developments, business starts and business expansions.


Second, Generate New Leads - taking advantage of Janicki’s announcement, Touro’s expansion, and much more. We have 9 lead generation trips planned through Christmas, are hosting multiple events in our region, and pumping out new pitch-decks and online marketing.


Third, Prep for the Future with catalyst site redevelopment plans, our Data Center Task Force, and moving ahead with defense industry market and impact investment fund feasibility assessments. I expect we will begin a search for future industrial sites and create a Sentinel Task Force under the Central Montana Defense Coalition.


Fourth, Strengthen Our Team by hiring four new team members (two hired already this month), securing more loan capital to enable housing developments, and securing your support through speedy investment pledges in GFDA and the Central Montana Defense Coalition for FY2027.
