Important MLS News & Updates
Flexmls: UPDATED MLS RULE & FORM CHANGE
When an agent represents a buyer on the purchase of an unlisted property, the agent often chooses to add that transaction to the MLS. This allows the agent to see the transaction in their production numbers and allows other members access to the sale information for comps. This has always been allowed by the MLS, however, legal counsel has advised us that the agent should get authorization from the seller before disseminating this information via the MLS. Accordingly, MLS Rule 1.24 has been updated. The Association has also updated the language in the One-Time Showing Agreement/Authorization form to include language authorizing such use.   Click here to view the updated One-Time Showing Agreement/Authorization form.

1.24 RECORDING SOLD PROPERTIES NOT LISTED IN THE MLS: A MLS Participant or Subscriber who has represented a buyer in a transaction that was not listed in the MLS may record such transaction in the MLS as long as it is entered within thirty (30) days of the property closing and a listing input sheet is signed by the Seller(s) in order to verify accuracy of the data and authorization to disseminate the property information via the MLS. The listing date should be shown as the pending date and the listing agent and listing company should be shown as “nonmember”. After entering the listing, the selling agent should immediately close the listing .
