The GMAR has you listed as a Secondary Member. We would like to thank you for being a member of the GMAR this year.
 
A Secondary Member is one who belongs to two, or more, local associations, and pays dues to those local associations, but only pays the dues of WRA and NAR once. You are probably a Secondary Member of the GMAR in order to receive our services, or to allow agents in your office to belong to more than one local association.
 
A problem arose recently with Secondary Members when the GMAR decided to introduce SentriLock electronic lockboxes. We're very excited about the SentriLock system and think it will be a beneficial member benefit. The GMAR is increasing the dues of all members, to pay for the SentriLock system. We are charging all members, because the SentriLock lockbox system benefits all members, regardless of whether they mainly list or sell properties.
 
The problem we have encountered - after talking extensively with tax experts - is that we have to assess the full dues amount to Secondary Members, which will include the increase for the SentriLock system. We cannot split the SentriLock portion out of the dues because we are providing the service to all members. For tax reasons we cannot separate out the costs related to Professional Standards, Government Affairs ... or SentriLock, because they are services that the GMAR provides to all members. Separating them out would create a taxable event and make the GMAR's services subject to state sales tax.
 
It's complicated, and we're not happy about it, but we do want to stay on the right side of the law. We are sending this note to you to give you a heads up regarding this predicament which may impact your decision to remain a member of the GMAR.
