GMAR OFFICE CLOSING EARLY ON FRIDAY, APRIL 19
The GMAR office will be closing at noon on Friday, April 19.

SentriLock Support Center will working reduced hours on Sunday, April 21st in observance of the Easter Holiday. They will be available 7am-7pm.
REALTORS HOME & GARDEN SHOW - 2019 HIGHLIGHTS
Nearly 30,000 visitors joined GMAR in getting their "Tools Out for Summer" during the 95th Annual REALTORS Home & Garden Show, presented by Unilock, held March 22 - 31, 2019 at Exposition Center at Wisconsin State Fair Park in West Allis. 
 
Highlights of this year's Show included a 2,500 sq. ft. water scape area designed by Aquatica (Wales, WI) which drew inspiration from a 1950's Jersey Shore scene and brought attendees back to a time of summer fun and far-out backyard possibilities. Another consistent hit among show-goers were the two Garden Promenade areas which included 9,000 sq. ft. of elaborately designed landscape displays, each retreat capturing the necessary elements for relaxation and entertainment. The 2019 People's Choice Awards for best landscape in the promenade areas went to Extreme Exteriors Landscape and Construction (First Place), Badgerland Lawn & Landscaping (Second Place) and Breezy Hill Nursery (Third Place). Congrats to all and a big thank you to each of this year's landscapers who helped make our Show floor a beautiful place to spend the day!
 
A special thanks goes to GMAR members who distributed VIP tickets to their client lists as more than 50% of show-goers attended the event using VIP tickets, made possible this year through the generous support of HomeSealed Exteriors.

FOREIGN INVESTORS MUST REPORT AGRICULTURAL LAND OWNERSHIP TO THE U.S. DEPARTMENT OF AGRICULTURE
Foreign investors who buy, sell, or hold an interest in U.S.
agricultural land must report their holdings and transactions to the
U.S. Secretary of Agriculture.

Who Must Report
• Foreign individuals.
• Foreign Organizations.
• Foreign Governments.
• U.S. Organizations - if a significant interest of substantial control is
directly or indirectly held by foreign individuals, organizations or
governments.
What is Agricultural Land?
• Land used within the last 5 years for farming, ranching, forestry, or
timber production of more than 10 acres in the aggregate.
• Land exceeding 10 acres in which 10 percent is stocked by trees of
any size, including land that formerly had such tree cover and will be
naturally or artificially regenerated.
• Landholding totaling 10 acres or less in the aggregate if producing
annual gross receipts in excess of $1,000 from the sale of farm,
ranch, forestry or timber production.
Where to Report
• Report to the county office of the Farm Service Agency, (formerly
ASCS) USDA, in which the land is located. Attorneys, real estate
brokers, farm managers, banks, holdings companies, and agents can report on behalf of foreign investors.


MILITARY RELOCATION PROFESSIONAL (MRP) CERTIFICATION
The Military Relocation Professional (MRP) Certification Course is being offered on May 2 at the GMAR Office. To register please click here.
 
When military staff and their families relocate, the services of a real estate professional who understands their needs and timetables makes the transfer easier, faster, and less stressful. This certification focuses on educating real estate professionals about working with current and former military service members to find the housing solutions that best suit their needs and take full advantage of military benefits and support.
 
The Military Relocation Professional Certification course counts towards earning NAR's Military Relocation Professional Certification as well as one REBAC-elective course toward the ABR® designation.
 
Benefits for Agents
NAR’s Military Relocation Professional (MRP) certification educates REALTORS® about working with U.S. service members and their families and veterans to find the housing solutions that best suit their needs and to take full advantage of available benefits and support.
 
After completing the MRP certification, MRP members will:
·     Understand the processes and procedures involved in a military relocation and how these impact service members’ relocation and housing choices
·     Use demographics of the military market to formulate business strategies and determine service offerings for sellers and buyers
·     Provide information to help members through a rent or buy, sell or rent decision-making process
·     Enhance sensitivity to the emotional issues involved when a military family relocates
·     Identify and provide services that help service members sell or find and purchase suitable homes
·     Apply knowledge of the military relocation process to guide service members through the real estate transaction
·     Explain the basics of VA financing
·     Recognize situations in which a buyer is eligible for VA financing

REALTOR® EMERITUS QUALIFICATIONS CHANGING
REALTOR® Emeritus, a special membership status honoring those who have maintained REALTOR® membership for 40 years or more, will require one year of service at the national level starting in 2020. Previously, one year of service at the local or state level also qualified. 2019 is the last year REALTORS® with one year of only state or local service will qualify.
 
NAR will be accepting applications to join the associations' committees for 2020 from March 1 through May 1. NAR committees provide opportunities to play a role in steering the association and are a forum for discussion about issues that are impacting NAR and the real estate industry.
 
Deadline to apply for Emeritus status in 2019 is Oct. 2

SentriLock Tips:

1.If the SentriSmart App is spinning when trying to access a Lockbox, you can force close the App and reopen it. With an Iphone you double click on the home button and swipe up to get out of the App. With an Android phone, to force close the App you do the following:

  • Open the Settings app.
  • Choose Apps. On some Samsung phones, touch the General tab atop the Settings app screen, and then choose the Application Manager item.
  • Touch the Running tab to view only active or running apps.
  • Choose the app that’s causing you distress.
  • Touch the Stop or Force Stop button.

2. If you are in an area with bad cell service, your phone may be spinning trying to find service. You can put your phone in airplane mode to make it stop searching, and make sure your Bluetooth is turned on. Then you can open the App and connect to the Lockbox. You do not need cell service to open up a Lockbox, just Bluetooth.

3.If you are going to a closing, you can have the buyers agent bring the Lockbox to the closing (if they are doing a final walk through). You go to Lockbox tools, select the property, click get shackle release code. You can then text or email this code to the buyers agent so they can release the shackle.

4.SentriLock has a great set of "how to" videos that are good refreshers if you need some. Click here to watch .

One thing to note from SentriLock:
In the summer of 2019, SentriLock plans to no longer support Contractor Codes for our Bluetooth® REALTOR® lockbox. While a convenient service in the past, with the introduction of the One Day Code and more recently, SentriConnect® for non-agent access, we believe our Contractor Codes have fulfilled their usefulness and we’ll be turning them off for all Bluetooth® REALTOR® lockboxes.


If you need additional lockboxes , you can come to the GMAR office: 12300 W. Center St., Wauwatosa, M-F 8:30am-5:00pm. We will need to verify that you have an active listing so please either bring your signed listing contract or make sure it is showing in the MLS. Lockboxes are only provided for active listings that we can verify (we will not be giving lockboxes for vacant land, rental or commercial properties).
