GMAR WEEKLY eNEWSLETTER
Dear GMAR Members:

Last week, I attended the National Association of REALTORS Legislative Meetings in Washington DC. It’s a great event and made me appreciate how large NAR is. There were thousands of REALTORS® from all over the country – the world actually – in one place. It all culminated in the NAR Directors' meeting on Friday morning. At that meeting, the Board decided to increase funding for the national advertising campaign. So watch out for more pro-REALTOR® ads on national media.

The GMAR is sending a letter to each municipality asking them to review the League of Municipalities’ development toolkit the League has made available to all Wisconsin communities. We will also enlist you, our members, to contact your local officials to let them know how important it is for the success of their community to add more single-family and condo development to their overall portfolio. As we all know, there isn’t nearly enough inventory to satisfy most buyers. And we need to appeal to every local plan commission, trustee, alderman, mayor, president, etc. to get our message across. So, stay tuned.

Finally, I’m looking forward to the RPAC Auction on Thursday, May 19th at the Linden Inn on Big Cedar Lake. It’s a great networking event and a great way to get something for your RPAC or Direct Giver contribution. I hope to see you there!

NAR SHOWCASES A NEW IMPLICIT BIAS CERTIFICATE COURSE ON THE FIRST DAY OF LEGISLATIVE MEETINGS
NATIONAL HARBOR, MD (May 1, 2022) – The National Association of Realtors® on Sunday showcased a new certificate course to help real estate professionals combat implicit bias.

Bias Override: Overcoming Barriers to Fair Housing was featured during an interactive workshop held on the first day of the 2022 Realtors® Legislative Meetings at National Harbor, Md. The session was led by Ron Phipps, NAR's 2011 president, and Natalie Davis, 2022 chair-elect, Colorado Association of Realtors®.

The course helps real estate professionals avoid fair housing pitfalls and provide equal professional service to every customer or client. Participants learn about the mind science of identity, study how implicit bias can result in fair housing violations, and engage in interactive exercises to enhance communication skills and business relationships with clients of all backgrounds.

THAT'S WHY WE INVEST IN RPAC
RPAC stands for the REALTORS® Political Action Committee. A PAC is a legal means by which interested individuals with common goals, like a trade association, band together for the purposes of political action. The best way to positively impact issues such as property taxes, health care, and property rights is through RPAC, a real estate professional's vehicle for political action. Here are some of our Members and why they have invested in RPAC.

WISCONSIN REAL ESTATE MAGAZINE TOP STORIES
This Competitive Market: Tips and Trends
As the market remains competitive, both listing agents and buyer agents are trying to navigate it in a way that is most beneficial to their respective parties. Some of the emerging agent practices are clever ways to advance a party’s interest and would be considered appropriate, while other trends are potential violations of license law to be avoided. Read More Here
Wisconsin’s New Access Easement Law
Property owners enjoy the use of easements in a variety of forms, including joint driveway access, the ability to cross over someone else’s land to reach a private pier or access farm equipment, or gaining access to a business parking lot by utilizing the road of another. Most property owners have no idea their easement had — or has, depending on the circumstances — an expiration date.
The Best of the Legal Hotline: As-Is Effects on the Transaction
The simple term “as is” can have a great impact on a real estate transaction for both the parties and the agents involved. The following is general information about the seller’s duties to disclose, the possible implications of using an as-is clause in the offer, as well as a summary of an agent’s duty to inspect and disclose material adverse facts and information suggesting material adverse facts.
