Good afternoon Quail Creek,

Green Valley and the surrounding area is really beautiful, especially this time of year when the desert flowers are starting to bloom. I recently visited the Saguaro National Park which is about 45 minutes from Quail Creek. You can both hike and enjoy the 8-mile driving tour through the park as you exit. Before I begin with today's update, I would like to review the role of the General Manager and the role of the Board of Directors. I hope this will help in understanding the responsibilities each of us have.

In my role as the General Manager, I oversee all operational aspects of the Quail Creek business for the POA Board of Directors. I am responsible for the buildings, roads, common areas, golf courses, restaurant, patrol, fitness facilities, pools, sports courts, meeting rooms, ballroom, administrative functions, etc. It goes without saying that I could not do so without a team of approximately 150+ staff members which includes directors, managers and supervisors who are responsible for overseeing their specific department. Combined, we manage the day-to-day processes at Quail Creek. 

The POA Board of Directors is tasked with making sure the community is running well by adhering to the requirements of the governing documents along with having the fiduciary obligation of the community’s finances including the annual approval of the POA budget. The Board is responsible for setting policy, rules, and guidelines and having a strategic vision for operations, and looking to the future. There are five committees that support the Board which include the Architectural and Landscape Committee (ALC), Election Committee, Finance Committee, Green Committee, and the Unit Rep Committee. These committees consist of homeowner volunteers who donate their time to support the Board and to help out the community. 

Understandably, these roles can be confusing to homeowners when attempting to make changes or get answers. The General Manager can make changes to operational issues but not to POA policy or rules that are governed by the POA Board. Over the past year, with so many operational changes due to COVID-19 in conjunction with policy directed by the Board, the lines are blurry. As we slowly return to some sense of normalcy and with many new community members coming to Quail Creek, I thought it was a good time to share this information. 

In addition, we have begun to hold monthly new homeowner orientations via zoom on the 2nd Tuesday of each month. Whether you are a new homeowner or someone who has lived in the community awhile, everyone is welcomed to attend. Reminders will be published in "What's Happening". The next orientation is scheduled for May 11, 2021.

POA projects
As we end the 1st quarter of 2021 we are in full swing with a variety of projects which were approved by the Board via the 2021 budget. They include:

Waterfall - The POA is on schedule with the production of the submersible pump that will replace the aging and costly system. We are currently cleaning out the ponds around the waterfall in preparation for an inspection on Tuesday to ensure any cracks or maintenance issues are addressed. We are also auditing the landscape lights in this area along with any granite/plant replacements. Approximately 2 weeks prior to the installation of the pump, we will begin to lower the lake level. We are still 4-6 weeks away from this taking place and will provide updates as time draws near.

Tennis courts 1 and 2 - The bidding process has begun to replace these two courts. The goal is to complete the bid process, draw up the contract and begin construction within the next 90 days barring no unforeseen delays. Doug Shumway, Tennis Club President, will be kept informed as we move through this process.

Make-up air unit - The contract has been signed and production has begun on a replacement make-up air unit for the clubhouse. Simply stated, a make-up air unit pulls air into your space from outdoors and conditions it to the indoor temperature, to replace the air that's pulled out by your kitchen exhaust equipment. Without it, you get back drafting, poor temperature control, negative air pressure, and air quality problems

Aerators - The contract has been signed to replace two aeration systems. One will be in the lake behind the grill and one will be in the entrance lake. These are otherwise known as Quail #8 and Coyote #9. Water aeration is the process of increasing or maintaining the oxygen saturation of water in both natural and artificial environments. Aeration techniques are commonly used in pond, lake, and reservoir management to address low oxygen levels or algal blooms.

Clubhouse roof - A contract is being drafted to replace the existing roof membrane on the roof.

Cameras - A contract is being drafted for the installation of a camera/security system in the Grill.

Painting - The bidding process has begun in order to paint the Madera Clubhouse, Anza Athletic Club, golf course bathrooms, and the two pool pump houses.

Landscaping palms - The annual palm tree trimming will be done near July. Additionally, there are approximately 100 palms around the grill and Anza that will be treated for fungus. The application which will include fertilization will not hurt the palms.

Golf - A reminder that the Roadrunner renovation project begins on May 1, 2021. Joel Jaress, Golf Pro, and JR Kies, Golf Superintendent currently publish a monthly "Reading the Green" email. The Roadrunner project and golf news will be communicated through this publication.

Roads - The 2021 seal coat projected is slated to be done this fall. Striping on the roads occurs after the seal coating is done. I did try to move this project to the 1st quarter of 2021, however, the vendor's schedule was not able to accommodate the request which must be done during the cooler months.

Anza outdoor showers - Last fall a paint application was applied to the outdoor pool shower tile in an attempt to prolong the life. Unfortunately, the application is not adhering and has started to chip. Plans are underway to attempt to remove the paint. If this is not successful, the next step would be to demo the showers and reinstall new tile. In the meantime, please use the indoor "uni-sex" bathroom that has a shower.

Robson Communities - news and updates

Canyon Club - Groundbreaking for the Canyon Club took place last October. The Canyon Club will showcase an indoor pool, state-of-the-art fitness center, game room, bistro with coffee/wine bar, multi-purpose room (e.g. social, ping pong, etc.), spa lounge, massage and locker rooms, and a barbershop. The vast outdoor space will include a resort-style pool with shade sails, a whirlpool, an event lawn, and a terrace with a BBQ and pizza oven. View Canyon Club brochure.

Pickleball - As the popularity of Pickleball continues to grow among active adults, Quail Creek has announced plans to add 16 additional Pickleball courts to the lineup of luxurious community amenities. Along with these new additional courts, a ramada and parking area are also planned. The new courts are projected to be located adjacent to the existing Pickleball complex. Upon completion, the proposed 16 new courts will bring the community total to 32 Pickleball courts. View the Proposed Concept Plan.

Golf - incoming requests to the General Manager regarding the expansion of the existing 27 hole golf course are forwarded to Robson Communities. There are no immediate plans to expand however; as information becomes available it will be communicated via email.

Unit 36 - Robson is clearing the land for the newest unit which includes 145 homes. This area is located between units 35a/35b and 30a which are Woodward, Coastland, and Bayshore streets. Please click on this link to see the parcel map.

Unit 25a - Homes are now being sold in this unit which is located off Quail Range Loop between Three Feathers and Robson Ranch Blvd.

Villas - Robson is clearing the land for a 3rd Villas Association which will be located near the Canyon Club. More information to follow.
