MELISSA MULLIS PROPERTY GROUP

Hello Friends and February!

February is a month to celebrate and enjoy many social and community events with family, friends, and neighbors.

This February, not only do we get to enjoy extra love on Valentine's Day, we also get to experience Mardi Gras and even the Super Bowl.

We hope that whether out in the community or in the shelter of your Homes, you will make the most of every single February moment!

In this issue we feature a few community events PLUS a Mardi Gras calendar with parades and other related events. We also feature articles on entertaining for Mardi Gras and more, PLUS how to get your Home and Garden Spring Ready [can you believe Spring arrives next month?].

On this note, if you're thinking of selling your home during the Spring market and would like a home analysis to see what your home is worth, we are here for you!

All above mentioned content including my Listing of the Month and Clients of the Month may be found by scrolling down after reading this month's Market Highlights.

MARKET HIGHLIGHTS

Below, please find national real estate housing data and infographics from the National Association of Realtors. Then keep reading to view the summary for the Louisiana market. We think you'll be most interested in what is happening here, but it helps to be aware of national market trends.

National Snapshot for the month of *November

  • Pending Sales are up 2.5% - month over month [but in the South it is 6.1%]
  • Closed Sales are down 1.5% - month over month

Continuing Challenges:

  • Low inventory and no new housing becoming available any time soon to make an impact on current demand [but more listings gradually becoming available]
  • Higher interest rates attracting less buyers [but we are still seeing a competitive market AND interest rates have actually been going down]]
  • The month of December continued to be a Neutral Market

On the other hand, Inventory is rising but it is not expected to keep up with the demand we continue to experience, and once again, there is no expectation of a sudden housing boom.

*Please continue to keep in mind that data and statistics lag about one month behind and December''s figures won't be available till the third week of January.
