Minneapolis Area Market Update
The Twin Cities real estate market continues to move toward greater balance this fall. Inventory and new listings have increased, providing buyers with more choices and negotiating flexibility, while home prices remain stable with modest year-over-year appreciation. Properties are generally taking longer to sell, making accurate pricing, condition and presentation increasingly important for sellers. Although buyers have more leverage than in recent years, desirable and well-priced homes continue to generate solid demand, particularly in stronger neighborhoods and higher-end market segments.
Florida Real Estate Metrics to Watch
The Southwest Florida market continues to normalize from the Covid and hurricane market disruptions. In general, pricing has softened or stabilized modestly, around 7% in most areas, though specific single-family segments in places like Naples have stayed resilient. Inventories have been tightening, properties are taking longer to sell and in some areas like Naples and Bonita Springs, re-listing activity remains notable: up in 25% in Naples area and 27% in Bonita Springs. I am witnessing an increase in listing activity, list price reductions on over-priced inventory, and quick sales of properties that are appropriately priced for the condition and level of upgrades. Buyer activity is selective but continues to be healthy. While overall migration to Florida has slowed, wealth migration remains strong, with Florida leading the nation in net household income gains—driven largely by pre-retirement households ages 55–64, an increasingly influential segment of the state’s housing market.

Don't Forget To Prep Your Home For Winter
Ready or not, winter is coming!! ❄️ ❄️
It's definitely better to be ready. There are a few important tips for winter home prep. You probably know some of them, such as turning off the outdoor hose spigot so that you don't get frozen pipes. But did you know that it's a good idea to change out the gas on any of your small gas-burning tools, such as a lawn mower? Read the rest of the tips by clicking here.
And don't forget about your cabin or second home, even if it's not in a place that usually freezes over. Water leaks that occur while you are away can be disastrous, costing you thousands of dollars in repair. Heather's husband, Carl Hansen, suggest trying a product like the Moen Flow Shutoff that can detect even a tiny leak and then alert you. Check it out!
