A Los Angeles business, with a ten-year track record is looking to expand and acquire/operate from a purchased building within an Opportunity Zone ("OZ"). The business is having its best year ever! Ranked a distant third within the sector in California producing wines and spirits for both national and select clients. The Company has great market potential to grow and expand. It is already looking to beat last year's numbers!
Plans are to move the business into an Opportunity Zone and quadruple the size of our revenues over the next few years. We are looking for an OZ investor that understands that the bonus is the tax treatment, (zero tax on a current 2020 capital gain tax over ten years) and the business has to be a solid standalone investment. We are looking to buy a standalone building, in a joint venture with our OZ partner and seek this OZ investor to hold the building in a joint venture with us as the owner tenant. The investor will benefit from the real estate up-tick and a yearly payout from earnings of the business.
We have found the perfect building in Commerce (part of the Los Angeles DMA) and are raising some $7 million ($6mm for the building and $1mm for incidentals) under the Opportunity Zone guidelines as an investment in our business and the owned and owner occupier real estate.
