The Monthly Move: June 2026 Edition

May Market Recap: The Spring Squeeze is On

The Greater Toronto Area (GTA) resale housing market shifted into a noticeably higher gear in May. If you’ve been waiting on the sidelines for a sign that the market has bottomed out, the May data strongly suggests the floor has been found and supply is starting to shrink.

The May Numbers at a Glance:

  • Sales Volume: GTA Realtors reported 6,583 home sales in May—a 6.3% increase compared to May 2025. On a seasonally adjusted basis, sales jumped a striking 10% month-over-month from April.
  • New Listings: Supply dropped sharply, with new listings down 18.9% year-over-year to 17,698.
  • Average Selling Price: The average GTA selling price landed at $1,069,700. While this is down 4.6% from May of last year, prices actually ticked up slightly on a month-over-month basis, showing that the downward slide is tapering off.

The Takeaway:We are officially seeing the absorption of standing inventory. With sales trending up and new listings dropping by double digits, buyers are facing increased competition in highly desirable pockets.Improved affordability—driven by a combination of lower home prices compared to the peak and lower borrowing costs—is successfully drawing buyers back into the fold.
