Client Connect Green Sheets
Houlihan Lawrence's Corporate Office designed in their Client Connect Website the "Green Sheets" Report. 

The report highlights in green each sale wherein HL had a participatory role. The participation could have been on the seller's side, buyer's side, or both.

The Corporate report can only be run at the School District Level. 
Bronxville Office Green Sheets
The Bronxville Office utilizes Excel based Green Sheet Reports that replicate the Corporate Client Connect Green Sheet Reports. 

The goal was to create more hyper-local Green Sheet analyses than solely at the School District level. Also, creating, fine-tuning and issuing office centric reports frees the local HL office manager from reliance on HL Corporate IT.

Although, the Client Connect corporate report may be more professional looking, change control resides at corporate.

The HL Office Excel report is stark but at least there is content (columnar and context) control(?).
Excel Sub School District Green Sheets
The local HL Office Manager and his/her agents also desire hyper-local custom reports, for example:

Sub-School District level, e.g., Mount Vernon's Pennington Elementary School

Sub-Post Office level, e.g., Bronxville P.O. but Yonkers Schools

Such reports have been created in Excel and maintained at each HL Office (?)

As of December 2017, the Bronxville Office issues 13 hyperlocal versions of the Green Sheet.

Added Value Step 1:

Replicate Bronxville's Historical Single Family Green Sheet Reports
The RE-Intel Project Team recognized an opportunity to more efficiently and effectively issue the Green Sheets while bringing added value.

Initially, using 2016 data, the REIntel Team simply replicated the Bronxville Office Excel School District Green Sheets.
 
We then added value by including all years from 1996 to 2016. The resultant 52 page pdf report will replace a file drawer full of paper- based historical green sheet reports.
 
Users can use the Ctrl-F key to facilitate searches, e.g., search for the sales on a specific street name.
This report can be created for any School District in Westchester, Putnam and Dutchess Counties.

Added Value Step 2:

Add MLS Office IDs
 Since the fundamental objective of the Green Sheets is to highlight the sales transactions where HL participated, REIntel added the MLS Office ID numbers.
Added Value Step 3:

Sort by Quarter; Count Number of Sales; and Calculate Median Sale Price
The HL Excel Green Sheet reports are issued quarterly. However, each quarter the report simply lists the year to date sales sorted by ascending sale price.

This REIntel report:
  • Sorts sales by quarter
  • Counts the number of sales per quarter and year to date
  • Calculates the quarterly and year to date median sale prices.

Historical Quarterly Summaries
By including all years and hiding the individual detailed transactions, REIntel delivers a multi-year quarterly summary report.

Sales Volumes and Realization rates (List Price vs Original List Price and Sale Price vs Original List Price) are summarized at the bottom of the report.

HL's participation rates (List, Buy, and Dual) are also summarized at the bottom of the report.

Reorganize the format of the report and add more relevant content:
Annual Property Taxes;
Number of beds and baths;
Sales Price per Assessed Value
REIntel reorganized the whole report grouping data and calculations by common elements and added additional relevant content:
  • Annual Property Taxes
  • Number of Beds and Baths
  • Selling Price percent variance to Assessed Value
Added Value Step 9:

Following the new format provide additional summary data, including: 
Median and Average: Prices; Price per Square Foot; DOM's; and Assessed Values.
Monthly: Units sold; Median and Average Prices
The summary page is revised to follow the new green sheet format. 
In addition, median and average monthly sale prices are now available.

Added Value Step 10:

Sort sale transactions by street name and include an introductory table of key sale metrics
Sorting transactions by sold price in ascending order is the typical, traditional approach.
However, realtors prefer to compare and research sales by street name.
At the top of the newly reorganized Green Sheet Report, a table displays the following five key metrics of each sale transaction: Sold Price; Sale Price per Square Foot; Sold Price Percentage change from Original List Price; Days on Market to Contract Date; and Sale Price over Assessed Market Value.
Sorting the data by street names (down) and by month (across) within the table lends additional clarity and intelligence. 
In addition, the detailed transaction section is sorted by street names for additional efficiency.
RE-Intel Green Sheet Reports

As you can see, the RE-Intel Project Team went through numerous logical iterations developing their MVP. Each iteration brought additional "added value" to the final product.

Similar reports are available for any School District in Westchester, Putnam, Dutchess and Rockland Counties.
