A Message From the Greenport Mayor


Dear Friends and Neighbors,


As the holidays close and we approach 2024, I wanted to take a moment to extend my warmest wishes to each and every one of you. May this festive season bring you joy, happiness, and an abundance of cherished moments with your loved ones.


Amidst the holiday cheer, I also wish to update you on the recent developments within our community and express my heartfelt gratitude for your continued support.


Reflecting back on our collective efforts, the journey from the campaign promise of preserving all of what makes Greenport so special to the recent passage of significant zoning changes has been both challenging and rewarding. These changes, including the rezoning of the waterfront commercial district to eliminate hotels, encourage new marine based uses and legalizing housing on the South side of Front Street are a significant step forward for Greenport Village. I commend the relentless dedication of our committees and the invaluable contributions from the "Vision for Greenport" meetings attended by our passionate residents.


As our work towards crafting the master plan for our village continues, your involvement remains crucial. I urge you to participate in the upcoming meetings and ensure your voices shape the future of our well loved community. Thursday, January 11th we will hold another Vision for Greenport meeting to enage the public on "housing people can afford" and update on LWRP progress and our code changes. Please plan to attend, details below.


This holiday season, I would be remiss if I did not note the greatest gift to our village in preserving the historic Greenport Theatre. Tonight marks the first night this "community owned" theatre reopens for a select few nights in a preview of things to come. Our village and countless others on the North Fork and beyond jumped at the chance to raise a million dollars and accept this tremendous gift from prior owner Josh Sapan through the tireless efforts led by Tony Spiridakis, Founder and Board Chair of the new North Fork Arts Center. Tonight and the next few nights will be MAGICAL; and, just the beginning of the new Sapan Greenport Theatre!


December was a special month with the holidays, our fabulous Fire Department parade, Menorah and village tree lighting. And, all the more special standing on the stage with so many talented Greenport students as they sang for our community! I thank each of you for your pride and commitment to our home. Together, let's make 2024 and the future of Greenport Village truly remarkable.

A Message From the Greenport Waterfront Advisory and Planning Committee


The moratorium is lifted and certain commercial code changes have been enacted, but there is much more work to be done. Updates below are for ongoing committee work, subject matter, timelines and goals.



Update: Harbor Management and Infrastructure Committee


Members: S. Clarke, P. Brennan, A. Wolf


Committee Goal: To develop an updated Harbor Management Plan for incorporation into the Local Waterfront Revitalization Plan (LWRP) with a completed draft by February 2024.


Summary:  Progress has been made on: (a) identifying and cataloging all municipal waterfront infrastructures including photographs, measurements and condition of each structure; (b) identifying all current stakeholders who own, operate, manage, represent or have jurisdiction over waterfront parcels or represent an adjacent municipality; (c) conferring and consulting with stakeholders including Safe Harbor, North Ferry, Peconic Jitney, Alice’s Fish Market, Town of Shelter Island with more to come; (d) conferring with Village staff and counsel; (e) reviewing and drafting comments on 1998 Harbor Management Plan and 2012 and 2014 updates.

Update: Parking, Wayfinding and Traffic Committee


Members:  E. Jaffe, D. Rivera, J. Robins; C. Spiezio, J. Truelove



Committee Goal: To develop a plan for parking, wayfinding and traffic management to be included in the LWRP 


Summary: Ongoing discussions include: (a) summer paid parking on Front & Main; (b) traffic flow, closures, and diagonal parking on Front and Main Streets; c) limiting commercial traffic on certain streets; (d) pedestrian and cyclist safety and traffic calming measures; (e) resident parking

Update: Code Committee



Members: D. Gordon, P. Hammes, M. Phillips, J. Saladino


Committee Goal: To propose updated code recommended and supported by the LWRP and current Village needs and priorities.



Summary: Code changes rezoning the waterfront and commercial districts, changing parking requirements and creating entertainment permits have been enacted. Ongoing work including but not limited to: noise, mass assembly permits, beaches, signage, waste management, and affordable housing.




Update: LWRP Committee


Members: J. Cooper, S. Donovan, J. Williams


Committee Goals: To guide the Village in revising and updating its LWRP through public engagement and to work with consultants to complete an amended plan to be submitted to the State for approval in Spring of 2024


Summary: Tasked with reviewing and comparing three drafts of the LWRP from 1989, 1998 and 2014 to fact check, copy edit, and ensure that the final draft will be factually accurate, stylistically consistent, and properly formatted to receive state approval. Currently researching recent studies regarding the vulnerability of the Village to flooding to include a flood mitigation plan in the LWRP.
