BBQ Blackberry Cobbler

Filling

3 cups wild blackberries

1 cup granulated sugar

Lemon juice from 1 lemon or equivalent from lemon juice bottle

1 tsp vanilla

Crust

1.5 cups flour

3 tbs granulated sugar

1.5 tsp baking powder

8 tbs cold butter

.5 cup sour cream

In a large bowl, stir filling ingredients together, and then pour into a lightly greased 10-inch cast iron skillet. Top with cobbler crust by placing pieces all over the top until covered. Bake in a pellet BBQ at 350 degrees for 35 to 45 minutes or until crust is golden brown and filling is bubbling out around the edges. Why Home Prices Vary by Market

home_design_roof_set.jpg

Home prices may be cooling nationally, but that headline hides a much more uneven reality across local housing markets. In some areas, prices are still climbing steadily. In others, they’ve flattened, and a few are even seeing slight declines. The key factor driving these differences is housing inventory—the number of homes available for sale. When inventory is low, buyers compete for limited options, pushing prices higher. When inventory rises, competition eases and price growth slows or reverses. This dynamic is creating very different conditions depending on where you live. Markets with inventory below pre-pandemic norms are generally still seeing price increases, while those above 2019 levels are experiencing softer pricing. Understanding this local variation is essential for both buyers and sellers navigating today’s market, where national averages no longer tell the full story. Click here to learn more.

Is Night Watering Bad For Your Lawn?

Watering your lawn at night might feel like a smart way to beat summer heat and conserve water, but experts warn it can actually do more harm than good. While nighttime watering reduces evaporation, it also leaves grass blades damp for extended periods without sunlight or airflow to dry them out. This creates ideal conditions for fungal diseases, lawn rot, and even pest activity such as mosquitoes. Turf specialists explain that grass is healthiest when moisture is absorbed into the soil during cooler morning hours, allowing blades to dry naturally as the sun rises. In contrast, overnight watering can trap excess moisture on the surface and disrupt the lawn’s natural drying cycle. Although busy schedules sometimes make evening watering tempting, understanding the risks can help homeowners avoid common lawn care mistakes and keep their grass healthier, greener, and more resilient throughout the summer heat. The Senior Housing Boom: What’s Driving the Surge

The senior housing market is entering a period of rapid expansion, driven by powerful demographic shifts and a tightening supply of available units. Across the United States, occupancy rates are climbing toward levels not seen in nearly two decades, signaling sustained demand from an aging population. The over-65 demographic continues to grow quickly as Baby Boomers reach their 70s and 80s, increasing the need for independent living, assisted living, memory care, and active adult communities. At the same time, new construction has slowed dramatically, with fewer projects breaking ground and development pipelines shrinking to levels last seen more than a decade ago. This imbalance between rising demand and limited supply is reshaping the sector, attracting renewed interest from investors and lenders. As a result, senior housing is emerging as one of the most closely watched and competitive segments in commercial real estate today.

How to Think More Clearly in a Noisy World

Most people assume that thinking clearly comes from consuming more information, but the opposite is often true. In a world overflowing with facts, frameworks, and opinions, mental clarity is less about what you take in and more about how you process it. Raw information alone doesn’t improve thinking—it often creates mental clutter that makes it harder to reason effectively. High performers tend to use a different approach: they slow down, externalize their thoughts, and actively work with ideas instead of just absorbing them. By moving thinking out of the mind and onto paper, they create space to evaluate, refine, and challenge their assumptions. This shift from passive consumption to active processing is what separates surface-level understanding from deeper clarity. When ideas are written down, examined, and reshaped, thinking becomes more structured, deliberate, and ultimately far more effective. Click here to learn more.
