Dear GWE Owners, October 16th, 2026
The list below is an update on GWE's current housekeeping and maintenance issues:
- Fountain Pump: We are coordinating with Lake Doctors to replace our fountain pump, as they hold the exclusive rights to our current motor model.
- Leak Repairs: Unexpected leaks in units G103, G102, and B101 are currently being addressed and will be fully resolved by the end of next week.
- Landscaping: Our landscaping vendor, LIK, will now provide a monthly status report prepared directly by the owner.
- Handy Pro; will be formulating a proposal to seal and sand blast the sidewalks
- Old Permits: Pro-Tec is scheduled for a final inspection to resolve our outstanding permit issues dating back to 2018.
- Fire Inspection: The Naples Fire Department inspection is nearly complete, pending the installation of circuit covers.
- Dumpster Removal: The dumpster in front of Building C will be removed next Wednesday (10/21). Delays will incur fines.
- Elevator Repair: The Building B elevator is operational following extensive and costly repairs by Delaware concerning the motor and faulty fuses.
- Late Fees: We are addressing Seacrest's computer automated 10-day grace period system to stop unwarrented and unnecessary late fees.
- 2027 Budget: Our insurance broker, B&B, has finalized our insurance budget total for 2027.This will be reviewed at the next Board of Directors budget meeting.
- Soffit Replacement: Soffit repairs will begin after the hurricane season ends on November 1st, as high winds frequently damage these items. No need to pay for it twice.
- Railing & Walkway Maintenance: In-house staff have repaired several railings, loose walkway poles, and the trash barrel coral boards to help manage costs. Contractors will bid on the remaining railing repairs, which should be completed within three weeks.
- Parking Enforcement: Vehicles in units B306, A104, and D306 are scheduled to be towed next week. Please visit the office immediately for a free parking sticker to avoid towing at your expense.
- Legal Matters: Our attorney, Don Boyd, is handling the following issues:
- A foreclosure procedure in Building A
- A tenant evaluation dispute in Building G
- A $27,000 water damage claim from 2025 in Building H
- Multiple short-term rental (Airbnb) violations in Building G
- And, monitoring several DBPR complaints filed by owners.
Respectfully
