TE-R (Town Edge Residential) Public Learning Night

Zoning Text Amendment 2026-01

Northampton County is considering changes to the Town Edge Residential (TE-R) zoning district. Before any decisions are made, County staff invites residents to learn about the proposal, ask questions, and understand how it could affect the county.

After a short presentation, staff will answer written questions from residents.

To make sure every question is understood and answered, questions must be written and submitted either beforehand (link below) or at the event.

Staff will answer as many questions as possible during the session. If a question needs more research, it will be answered later in an FAQ document.

PLEASE NOTE:

• This meeting is for learning, not for debate or public hearing.
• Please write your questions so staff can answer them clearly.
• Staff will answer written questions during the session.
• The Planning Commission has already held its public hearing.
• If the Board of Supervisors decides to move forward, it will hold its own public hearing before taking action.
• County staff is meeting with each town to find the best ways to engage with its residents. Your town might also have its own meeting to share information.

TE-R Facts:

• Only properties already zoned TE-1 would be eligible to apply for TE-R. Approval is not automatic. Every application would still require staff review, public hearings, and a decision by the Board of Supervisors.
• The rules for changing zoning will stay the same as they are today. Every request will have a public hearing.
