Good Afternoon Residents!
Happy February HCR!
Congratulations to April and the HCR Social Committee for winning the 2023 Community Spirit Award, from the San Antonio Chapter of the Community Association Institute, for the 2023 HCR Carnival Event! We look forward to more amazing events from the Social/Lifestyle team in 2024!
Also, want to give another team shout out to Robert and Carlos for all of the projects they have been working on the last few weeks! If you see them around the community or the resort, please help me thank them! Some of the projects are listed below.
MANAGEMENT UPDATES/REMINDERS:
Main Del Webb Entrance Gate:
- Entry gate is currently locked "Open". The left side of the entrance gate was not closing all of the way, so Robert and Carlos locked the gates open, so one side wasn't sticking out into the street.
- A service call has been placed to our Gate Maintenance Company
Roof Top Unit (RTU) Updates:
-
RTU 2 (Ballroom): Gas valve has been ordered will be installed once received.
-
RTU 7 (Indoor Pool Dehumidifier): A proposal has been received to change out one of the motors on the unit and add an external smoke detector. This topic will be discussed at next week's Building & Maintenance Committee Meeting (Tuesday @ 1:00pm)
Lotus Ridge Pedestrian Keypad:
- Robert worked his magic with his tool belt and got the keypad up and running!
Indoor Pool Update:
- Dehumidifier update is listed above.
- Yesterday B&MC, Robert, and I walked the indoor pool room, along with a company that facilitates reconstruction efforts, to get a general assessment of what type of damage we may be looking at due to the high condensation levels. We are awaiting their written assessment on what they feel we need to do to start the process. More information will be discussed at the Building & Maintenance Committee Meeting (this Tuesday @ 1:00pm).
- We do not have a timeline on when the pool will re-open however as updates come in, I will continue to communicate these with the entire community.
Trails Benches:
- Robert and Carlos have been refurbishing the Trail Benches this week and will continue to do so until they are all completed. Some before and after photos are below.
New Doggy Station:
-
Robert installed a new doggy station along Del Webb, near where the old construction trailer used to be. The Doggy Station has been numbered #14. The map of all of the stations is located on the website (Link).
Fitness Program:
- April has been working with the Fitness Instructors to bring in more class options for the residents!
- Don't forget that if you have never taken one of our classes before, you are allowed one free class to see if you like it, before you have to purchase a pass.
-
We do print out the Fitness Calendar in the beginning of the month and it is available at the front desk, however that is subject to change, so please always check the Community Calendar on the website for class schedules! (Link)
Compliance:
- Amber is out multiple times a week completing violation inspections. Please make sure you have your property in tip-top shape! You also want to make sure you have approvals for any improvements/changes to your property. Any unapproved improvements/changes are subject to an immediate $500 fine, so make sure you turn in your Architectural Modification Applications!
-
If there are any questions regarding the compliance violation process or Architectural Modification process, please feel free to email Amber at amlopez@ccmcnet.com.
Have a wonderful weekend!
Sincerely,
