Enhancing Hurst through Redevelopment
|
|
Hurst is a 10 square-mile city that has been fortunate over the years to become home to its many citizens and businesses. It’s 6400 acres have been developed to the level of now being
99% occupied
. What the City continues its focus on is
enhancing the existing property through redevelopment
. One such example is the recently opened
Provision at North Valentine luxury apartments
. An older, unattractive shopping center with minimal occupancy was taken down and replaced with a
new $20 million residential apartment complex
.
The demand for the new apartments was so great the developer had a pre-lease list with more than twice the number interested than the 94 units could provide for.
To continue the need to accommodate the considerable interest for more new residential dwellings in the city, another apartment complex of the same size has broken ground one mile south on Highway 10,
Provision at Patriot Place
. They hope to be ready for occupancy by year-end.
860 cities across the country lost their Toys R Us stores last year when the national toy company claimed bankruptcy. The
City of Hurst
was fortunate to gain commitment within a year from two national retailers that are now back filling and redeveloping that former Toys R Us space. These two popular retailers,
Hobby Lobby and Tuesday Morning
, will open soon featuring home décor, furniture, arts and crafts and more. They complement well the other retailers on West Pipeline and will serve as a regional draw for the area.
Further redevelopment is occurring along Grapevine Highway as the new owners of Sprouts Crossing Shopping Center are soon to complete their renovation and expansion of this grocery anchored retail property. The new owners bought an older shopping center immediately adjacent and took it down. This created the opportunity for them to build a new addition where the two became one new, updated shopping center with Sprouts Farmers Market and a roster of new and existing retailers.

Euless Economic Growth On the Rise
|
|
According to the Texas Real Estate Center at Texas A&M University,
Texas' economy remained robust in the longest national economic expansion on record.
Solid economic conditions continued into the fourth quarter
, pushing the Dallas Fed's Texas Business-Cycle Index up 4.6 percent (seasonally adjusted annual rate) in November, the highest growth rate this year. Payroll expansions in Fort Worth
raised the index to 4.9 percent
.
Euless continues to experience moderate economic growth and development
with the remaining undeveloped land that we have available in the city. Certificates of Occupancy were issued to
104 new businesses, while 29 businesses changed ownership during 2019
. A review of the list would show that many of the certificates of occupancy were issued to entrepreneurs and small businesses in different sectors with a belief in themselves and in the continued strength of the North Texas economy. Some of those businesses include Horizon Oxygen and Medical Equipment, Argus Merchant Services, and manufacturers Modern Tektronic Assembly, Aero Dynamix, and Rainbow International Restoration.
Glade Parks continues to add new retailers and restaurants
.
Anchored by
Belk Department Store, other retailers include Dick’s Sporting Goods, Boot Barn, and DSW Shoe Warehouse. The newest restaurant to open is First Watch, with Torchy;s Taco expected to open by Spring. Across S.H. 121, the 173-room dual branded Home2Suites/TRU opened in November. The 95-room Comfort Inn and Suites on Airport Freeway is under construction.
Our
residential development activity was modest in the 4th quarter
, with a total of 25 permits issued. We have 3 active subdivisions with approximately 249 available lots. 94 single-family permits were issued during 2019, compared to 196 in 2018

Citizens Making Changes to Business in Bedford
|
|
Bedford
has a group of active citizens and business owners that believe it is time to bring liquor stores to the City, and they have taken on an initiative to make it happen. The group, known as Bedford Development Coalition, planned, strategized and hired Texas Petition Strategies to help gather over 7,000 signatures required to place a referendum on the upcoming May 2, 2020 ballot. If approved by Bedford’s voters, this will allow packaged liquor sales in Bedford. Bedford’s residents currently travel to nearby Colleyville or Euless for their packaged liquor needs. Estimates from Texas Petition Strategies indicate that having liquor stores in Bedford could add 25-40 new local jobs, and bring in around $300,000 in annual sales tax revenue. Two local retailers,
Goody Goody Liquor
in Dallas and
Mirage Fine Spirits
in Colleyville, plan to open new stores in Bedford soon after the election in May, provided that the referendum passes with majority voter approval.
Meanwhile, Bedford continues to add new retailers and restaurants to its business base. Along the westbound frontage road of Airport Freeway,
The Hertz Corporation
will soon begin operations for car sales and rental services in the former Mac Churchill auto dealership. Hertz is able to utilize the existing building and parking lots with little to no changes to the existing facility. Automobiles to be sold at this location will primarily be 2-3 year old retired vehicles from Hertz’s rental fleet. Hertz has also partnered with Uber/Lyft to rent Hertz vehicles to Uber and Lyft drivers from this location.
Bedford’s second

location opened on Brown Trail recently, and a new
Jersey Mike’s Subs
opened for business on Central Drive.
Sushi Soho
, a quality all-you-can-eat Japanese restaurant is now open at 1925 Airport Freeway, in the former Hanami restaurant space.
Bedford’s highway corridors are attracting a lot of attention lately, as some of its larger available parcels continue to come under new ownership, which could result in fresh opportunities for development.

The Hurst Euless Bedford Economic Development Foundation
is a partnership of the cities of Hurst, Euless, Bedford, the HEB Chamber of Commerce, and the HEB Independent School District. The Foundation markets the three cities primarily though trade shows, professional associations and meetings with commercial real estate developers. A primary focus of this foundation is retaining area businesses which, outside of supportive partners, is a primary source of funding.
