HOW IS IT SEPTEMBER ALREADY??

Greetings Friends!

Aspen (we) had a stupendous summer beginning with a full Food and Wine Event in June, a great few days of Jazz Aspen Snowmass (JAS) with several venues and multi-talented singers and musicians, plus Theatre in the Park opening with the Carol King musical!! And, now three months later, I am changing some of my beautiful summer flowers for fall mums! Temps have cooled to the 70's from the 80's and if you look hard you will see some turning leaves. In September we enjoy the crowds thinning, kids back in school and emptier biking and hiking trails! Check out below for great fall activities and leaf watching!

The fire chief of Aspen really stepped up to call a meeting for all to learn about "hardening" your home and property to prevent what happened in Lahaina. I am calling their fire "person" this week to look at my home and my neighbors. We actually ordered a new fireproof roof for our house, and you all might want to check your homes too.

RESTAURANT UPDATE

We had a few really great meals at Casa D'Angelo this summer and our biggest surprise was the City of Aspen Golf course Red Mountain Grill *featured above (CLICK HERE). Our friends who came for a month from Palm Beach invited us to the Red Mountain Grill prime rib night on Fridays and then the lobster night on Saturdays. Not only was the food very good, but sitting on the back deck over the golf course was really a delight. So, if you're looking for a little less expensive food and drink- go try it! It is also open for breakfast and lunch! And, remember if you are in Basalt, go sit outside at Butch's Lobster Shack!!

Jimmy Buffett’s Aspen: A look back on his five decades of quiet mountain life

Jimmy used to hang around Aspen with Glenn Fry and some of the Nitty Gritty Dirt Band. He "saved" JAS Labor Day in 2021 when the headliner cancelled and there he was in front of 10,000 of us in the field in Snowmass putting on a 2 hour show (barefoot). I just read that he discovered an aggressive melanoma a few years ago and spent most of the summer fishing and laying on his boat. I also saw that Paul McCartney went to sing to him last week. How lucky are we to have experiences these incredible musical geniuses...they all seemed to love and respect each other.

REAL ESTATE UPDATE

We still have some really nuts sales prices-and surprisingly, the number of closings from $10-$20 million and again over $20 million are similar to the last few crazy covid years. The sales under $10,000,000 appear to be slowing down. And, there does seem to be more buyer hesitation talking about a "correction."

OBVIOUSLY, THE NUMBER OF CONDO SALES IS DOWN CONSIDERABLY BUT THE PRICES ARE $1,000 PER SQ FT HIGHER THAN 2 YRS AGO????? THE SINGLE FAMILY SALES ARE CERTAINLY PICKING UP - ALSO $1,000 MORE PER SQ FT THAN IN 2021… WE CAN STILL FIND YOU A GREAT UNLISTED PROPERTY- OR IT IS THE TIME OF YEAR WHERE WE START MAKING LOWER OFFERS ON LISTINGS OVERPRICED AND PROPERTIES THAT HAVE BEEN ON THE MARKET TOO LONG.
