Property Manager Updates

Greetings Residents,
We are working with BrightView, our landscaping vendor, to improve in multiple areas, including the speed and quality of trimming and weeding, routine edging (soft edging aka bed edging is done every other week), blowing of edged grass away from homes and beds, mowing of berms, routine irrigation checks, and portal responsiveness.
We had a meeting last week with their managers, expressing some areas of concern and solutions. Since that meeting, they have sent in extra trimming crew and replaced irrigation techs. As of next week, we will have some extra weeding crew to get back on track.
The office is trying their best to escalate work orders submitted in the portal. Many of you have been patiently waiting, thank you. We will continue to do what we can to resolve issues, and closely monitor BrightView's efforts so Hammock Preserve is beautiful throughout and our maintenance agreement is fulfilled.
While we did get some rain this week, we hope for more for newly installed grass and for other areas of need.

This week:
- Cracks were discovered in the spa pump's tank body and will be repaired next week. The jets are not working as a result, and the heat will not circulate.
- A Board of Director's meeting was held via Zoom on the 20th. Link to recording is below.
- Our well that supplements county reclaimed water in our irrigation pond is now working and the pond level is full!
- BrightView installed 20 pallets of sod which is now set for daily irrigation.
- The Stormwater Advisory Committee and I met with our lake maintenance vendor and learned useful information!
Next week and beyond:
- The water fountain on the tennis courts will be serviced to troubleshoot the lack of cold water.
- Damaged street signs from Hurricane Ian which were previously set to be installed last month are now scheduled for August.
- The Board is reviewing the Frontier bulk residential contract for internet.
- Work on the 2024 budget has begun. More dates will soon be released.

The time for Fresh Catch Fish Company has changed to Wednesday from 9:00 - 11:00 AM.

Hurricane Preparation
Castle Group and Hammock Preserve want to ensure all residents and our assets are prepared during the 2023 Hurricane Season.
We are taking the following steps to prepare:
- Circulating the HOA Hurricane Plan to the Board of Directors for approval with input received from Castle Group, staff, and volunteer residents
- Dry run walk-thru completed on 6/1 around the Clubhouse and sports courts
- Adding resources to the Resident Documents on hammockpreserve.net
- Sarasota County Disaster Planning Guides are available for pick-up in the clubhouse hallway. An electronic version is linked below.

CERT volunteers reached 47% of residents, hand delivering Sarasota County Disaster Planning Guides. If you did not get one, please stop in the Clubhouse hallway and find them on the bottom shelf below our monthly HUB newsletter.

Architectural Control Committee
Every change to the OUTSIDE of your home requires pre-approval by the ACC. These changes include but are not limited to:
Landscaping, Outside Paint colors, Driveway/Patio Extensions, Screen Enclosures for Lanai and Front Entry, Pool Additions, Satellite Dishes, Gutters, Retractable Awnings, Window Tine, Solar Panels, Outdoor Lighting, Outdoor decorations, including statues, large rocks and wind chimes, and Garage A/C and Dehumidifier units.
The ACC Application and Guidelines can be accessed on our website www. hammockpreserve.net or pick up a printed copies in the lobby of the clubhouse. Log in to the site, then choose the tab “Resident Services”; then the folder “Resident Documents.” Click on the folder “Architectural Control Guidelines & Application”.

BrightView Portal
First time users of the portal need to register first. CLICK HERE to view a PDF guide on how to register for and use the portal or you can follow the steps described below.
To register, click the first blue button below or CLICK HERE. Once you enter your email address, you will be sent a verification code to that email. Enter the code and you will be attached to Hammock Preserve and asked to enter your unique information. After you enter your information, you will be given a temporary password to sign in. Sign in with the temporary password on https://connect.brightview.com and choose a new password. If you continue to experience challenges, please contact the HOA office at [email protected]

TRIMMING OPT-OUT
If you desire to opt-out of all trimming, please place a blue reflector in the front of your yard.
If you desire to have your yard trimmed and have a blue reflector anywhere in your yard, please remove it ASAP. BrightView will not trim your home if you have a blue reflector.

YARD DEBRIS
If you are doing your own trimming, Waste Management will pick up select yard debris on Wednesday mornings. Debris can be placed curbside in a trash bin with no bag, paper bags found at local hardware stores, or tied with string and placed on the opposite side of the driveway from where your regular garbage can would be placed. There are weight, size and material restrictions to take special note of. For example, tree limbs can’t exceed 4 feet and items can’t exceed 40 pounds. Soil, sod, bricks and stones are not considered yard waste. Please contact Waste Management for further details.
BrightView trim crew also picks up debris on Thursdays if placed curbside. Crew will not pick up debris in beds until trim crew is working on your home.

Guests Signing Waivers for Amenity Use
It's a beautiful time of year in Florida and lots of guests are visiting. This is a friendly reminder that all owners, tenants and guests are required to sign a waiver and release of liability PRIOR to use of the clubhouse, amenities, recreational facilities, and/or participation in Association-sponsored functions.
The waiver can be completed electronically by clicking below or by visiting hammockpreserve.net and clicking on the tab for Waiver. Printed copies are also available in the lobby of the clubhouse (against the wall by the front entry) or in the HOA office. Thank you for your cooperation!

Temporary Leave?
Please let the office know if you are leaving your home for 4 weeks or more! This is entirely optional and is helpful as it will give us an understanding of how many of our residents are here throughout the year, and if there are any emergencies related to your private residence, we can use the information you submit to contact you. Individual information will be kept confidential to Hammock Preserve employees.

Violations
Living in an HOA, there are various rules for many reasons such as to keep the community beautiful and to be a good neighbor. You could consider having a friendly conversation with a resident who may be violating a rule.
Violations can be reported to the HOA office in writing with as many details as possible including day, time, violation type, individual(s) if known, photographic evidence, etc. This information will prove very helpful in assessing the claim and making contact with the individual(s) violating.
