Greetings Residents,


We did not have a large turnout at our off-schedule Board of Directors' meeting this week but it's very important to understand what was discussed and how it impacts ALL OWNERS. Linked below are the draft meeting minutes. In short, The Board of Directors agreed to conduct a NEW VOTE for members this November 16, 2023 that will propose changes to the Bylaws and the Declaration. Membership came out strong for the vote in April of this year and we'll be asking you to do the same again. Stay tuned for more details!

This week:

  • Damage repair from Hurricane Idalia began on Friday and will continue on Saturday, mainly with the staking of trees. Some trees may require additional equipment and will be scheduled as soon as possible.
  • Three different irrigation timers were found with problems. Two of the three are at full capacity now, and the third, governing homes surrounding the Southernmost pond behind Marsh Pt and Golden Sage Drive will be have repairs completed on Monday.
  • An off-schedule Board of Directors meeting was held this past Wednesday, September 13 to discuss the association's Bylaws. CLICK HERE to read the draft meeting minutes. We apologize but a recording is not available.



Next week and beyond:

  • A budget event with of CPA is scheduled for next week. See the flyer below.
  • Street signs damaged during Hurricane Ian are to finally be re-installed this month!
  • The fountains in our largest lake will be re-programmed to sync and turn on/off at the correct times.
  • BrightView will be installing sod starting the first week in October. The majority of the sod is being warrantied by BrightView. This impacts nearly 50 homes. For any homes that are not scheduled, we will carry installs into November as needed.

HOA quarterly assessments are due the 1st of October. 2023 amounts are:


36' Villa Lots = $964.76/quarter

52' Lots = $1,103.33/quarter

66' Lots = $1,116.38/quarter


There are 4 options to make payments.


  1. Enroll in AutoPay on castlegroup.com to eliminate the need of writing a check and guarantee your payment will be received on time. Note you will need your Castle account number and banking account/routing number to enroll. CLICK HERE to view a guide on how to enroll. Castle Group will automatically update your assessment amount if/when it changes.
  2. Enroll in an autopay program managed by your bank of choice. Please note, you will need to manually update the correct assessment amount each year if/when it changes.
  3. Manual payments via checking account can be made through castlegroup.com. You will need your Castle account number. These payments are subject to a fee of $3.95. The HOA's bank needs between 5-7 business days to process.
  4. Manual payments via credit card can be made through castlegroup.com. You will need your Castle account number. These payments are subject to a fee of 3.5%.

Community Emergency Response (CERT)

On September 7, the Hammock Preserve CERT Team conducted a simulated Search and Rescue exercise. The purpose of the simulation was to test and improve our CERT internal communication capabilities as wells our Search and Rescue protocols. 


The simulation required the team to locate a missing person, diagnose their medical condition and develop a treatment and extraction plan. 


Two search squads were deployed in the simulation covering specific areas of the community under the direction of two squad leaders. Advisory support was also provided by two medically trained CERT members.


During the team debrief following the simulation it was determined that the objectives of the Search and Rescue component of the drill were successfully executed. It was also determined that a few glitches with the two way radio communications were experienced. We are currently investigating the causes and will endeavor to correct them as soon as possible. 


The CERT Committee invites any interested residents to become members of our committee. No previous emergency management experience is required. We are seeking individuals willing to learn new skills and to use them in service to our community in the aftermath of a natural disaster.

The Architectural Control Committee (ACC), Community Emergency Response Team (CERT) and Stormwater Management Advisory Committee (SMAC) are seeking volunteer residents.

CERT volunteers reached 47% of residents, hand delivering Sarasota County Disaster Planning Guides. If you did not get one, please stop in the Clubhouse hallway and find them on the bottom shelf below our monthly HUB newsletter.

Architectural Control Committee

Every change to the OUTSIDE of your home except for under your covered lanai requires pre-approval by the ACC. These changes include but are not limited to:


Landscaping, Outside Paint colors, Driveway/Patio Extensions, Screen Enclosures for Lanai and Front Entry, Pool Additions, Satellite Dishes, Gutters, Retractable Awnings, Window Tine, Solar Panels, Outdoor Lighting, Outdoor decorations, including statues, large rocks and wind chimes, and Garage A/C and Dehumidifier units.

 

The ACC Application and Guidelines can be accessed on our website www. hammockpreserve.net or pick up a printed copies in the lobby of the clubhouse. Log in to the site, then choose the tab “Resident Services”; then the folder “Resident Documents.” Click on the folder “Architectural Control Guidelines & Application”.

BrightView Portal

First time users of the portal need to register first. To register, click the first blue button below or CLICK HERE. Once you enter your email address, you will be sent a verification code to that email. Enter the code and you will be attached to Hammock Preserve and asked to enter your unique information. After you enter your information, you will be given a temporary password to sign in. Sign in with the temporary password on https://connect.brightview.com and choose a new password.

TRIMMING OPT-OUT

If you desire to opt-out of all trimming, please place one blue reflector in the front of your yard.


If you desire to have your yard trimmed and have a blue reflector anywhere in your yard, please remove it ASAP. BrightView will not trim your home if you have a blue reflector.

If you desire to have certain planting(s) not trimmed, please secure blue flagging tape around the planting(s) is a visible area.

YARD DEBRIS

If you are doing your own trimming, Waste Management will pick up select yard debris on Wednesday mornings. Debris can be placed curbside in a trash bin with no bag, paper bags found at local hardware stores, or tied with string and placed on the opposite side of the driveway from where your regular garbage can would be placed. There are weight, size and material restrictions to take special note of. For example, tree limbs can’t exceed 4 feet and items can’t exceed 40 pounds. Soil, sod, bricks and stones are not considered yard waste. Please contact Waste Management for further details.


BrightView trim crew also picks up debris on Thursdays. Debris can be placed curbside in a trash bin with no bag, paper bags found at local hardware stores, or tied with string. Crew will not pick up debris in beds until trim crew is working on your home.

Guests Signing Waivers for Amenity Use

It's a beautiful time of year in Florida and lots of guests are visiting. This is a friendly reminder that all owners, tenants and guests are required to sign a waiver and release of liability PRIOR to use of the clubhouse, amenities, recreational facilities, and/or participation in Association-sponsored functions.


The waiver can be completed electronically by clicking below or by visiting hammockpreserve.net and clicking on the tab for Waiver. Printed copies are also available in the lobby of the clubhouse (against the wall by the front entry) or in the HOA office. Thank you for your cooperation!

The Hammock Preserve CERT Committee extends an invitation to all residents interested in becoming a member of our CERT Team. No previous emergency management experience is required. We are seeking individuals willing to learn new skills and to use them in service to our community in the aftermath of a major disaster.

We are also seeking medical professionals: physicians, nurses, EMT’s, social workers, etc., to become part of the CERT Team. Your medical training and skills would be invaluable in responding to a major emergency impacting our community.

Violations

Living in an HOA, there are various rules for many reasons such as to keep the community beautiful and to be a good neighbor. You could consider having a friendly conversation with a resident who may be violating a rule.


Violations can be reported to the HOA office in writing with as many details as possible including day, time, violation type, individual(s) if known, photographic evidence, etc. This information will prove very helpful in assessing the claim and making contact with the individual(s) violating. Adventure in Rainbow Springs & Tarpon Springs


All residents are invited to enjoy a weekend of kayaking, tubing, hiking, cruising, a mermaid show and more! September 20-21. See below for itinerary details.

This takes 3.5-4.5 hours (5 miles) so we would be in the water from 11:30 up to 4:00pm.

-After dinner a visit to Rainbow Springs State park can include an easy 2.5 mile walk.

-A group rate for a hotel may be available depending on interest.

Second Annual Benefit Luncheon and Fashion Show


Join us on Friday, October 27th from 11:30 am - 2:30 pm at Stoneybrook Golf and Country Club for our second annual Benefit Lunch and Fashion Show.

A choice of 3 delicious lunch entrees will be served and our beautiful resident ladies will model clothes by Patchington in Venice.
