Greetings Residents,


It's been a great start to 2024! If you are an owner (not tenant) and have not called Frontier to switch from a retail customer to a bulk customer, please do as soon as possible to take full advantage of bulk rate you are paying through your HOA dues and for many, the increase in speed! More details are below.

Seasonal holiday lighting must be removed no or before Wednesday, January 10th. Thanks to Brian our maintenance technician, Mark Casalinova, Jimmy Kett and the Social Committee for removing the community's holiday decor.

This week:

  • Ramco mulch started mulching individual homes on Sweet Leaf Way, Myrtle Bay Court, Golden Sage Drive and the South end of Marsh Pointe Road
  • We have ordered new, outdoor music speakers for the spa to get some tunes working again!
  • Our electrician for the pool's electric heat pumps returned to make some adjustments to pass county inspection
  • Signage is being installed on the interior of the entry gates to alert pedestrians not to exit these gates. The gates are designed for vehicles only, even the exit side.

Next week and beyond:

  • BrightView will replace another round of sod, do some tree staking, and new installs the week of January 8th.

You call to convert your existing account from a retail account to a bulk account, to establish a new account if you do not already have a Frontier account, and order additional services.


Even if you will not be replacing a router if your home,

you will need to call as soon as possible!


Included in your 2024 HOA dues is:


Frontier Fiber 1Gb (gigabyte) Internet plus 1 Eero Pro Router* for Villas OR 2 Eero Pro Routers* for Single Family Homes.

Video (aka Cable) & Phone is NOT included.


*Your router(s) may or may not need updating.

Frontier will help you determine this.


IMPORTANT INFORMATION

  • If you are on Frontier's autopay as a retail client and do not purchase any additional services, you will need to cancel your autopay. The Bulk customer care representative will inform you of such and when to cancel.
  • The Bulk customer care representative will inform you of what, if any, equipment you have to return. It can either be returned using a QR code you will be emailed to a UPS store or the tech scheduled for your install will take it.
  • The tech will bring any new equipment as necessary. Nothing will be shipped in advance to your home.

Open Play Tennis Returns

Happy New Year HP Tennis enthusiasts! We are starting off 2024 with our weekly walk-up community tennis play, for the next couple of months from 8:30 – 10am on Wednesdays and Thursdays beginning January 10th. Warm-up starts at 8am.

 

Spend some time on friendly rotating games, practices and drill sessions while enjoying our neighbors and the sun on Court 1!

Reminders

Assessments due January 1

HOA quarterly assessments are due January 1. Payments must be processed by the 10th to avoid additional fees. The HOA collection policy is on hammockpreserve.net.


2024 Assessments:

36' Villa Lots = $1,148.20/quarter

52' Lots = $1,260.12/quarter

66' Lots = $1,284.31/quarter


Homeowners not on autopay should have received 20240payment coupons in the mail. If you have not received your payment coupons, please contact the office. Homeowners registered on autopay through Castle Group had their assessment amounts updated by Castle Group.


There are 4 options to make payments.


  1. Enroll in AutoPay on castlegroup.com to eliminate the need of writing a check and guarantee your payment will be received on time. Note you will need your Castle account number and banking account/routing number to enroll. CLICK HERE to view a guide on how to enroll. Castle Group will automatically update your assessment amount if/when it changes.
  2. Enroll in an autopay program managed by your bank of choice. Please note, you will need to manually update the correct assessment amount each year if/when it changes.
  3. Manual payments via checking account can be made through castlegroup.com. You will need your Castle account number. These payments are subject to a fee of $3.95. The HOA's bank needs between 5-7 business days to process.
  4. Manual payments via credit card can be made through castlegroup.com. You will need your Castle account number. These payments are subject to a fee of 3.5%.
  5. Mail checks payable to Hammock Preserve HOA with coupons provided and mail to:

Note payments can be made monthly as long as the amount due January 1, April 1, July 1, and October 1 equal the quarterly amount posted to your ledger. Charges are not posted until the 1st of these months.


BrightView Portal

First time users of the portal need to register first. To register, click the first blue button below or CLICK HERE. Once you enter your email address, you will be sent a verification code to that email. Enter the code and you will be attached to Hammock Preserve and asked to enter your unique information. After you enter your information, you will be given a temporary password to sign in. Sign in with the temporary password on https://connect.brightview.com and choose a new password.

Once you have setup a password, you do not use the same link to access the portal going forward. From that point forward, you can go to https://connect.brightview.com and sign in to log a work order, see schedules, etc. CLICK HERE to view a PDF guide on how to use the portal.

TRIMMING OPT-OUT

If you desire to opt-out of all trimming, please place one blue reflector in the front of your yard.


If you desire to have your yard trimmed and have a blue reflector anywhere in your yard, please remove it ASAP. BrightView will not trim your home if you have a blue reflector.

If you desire to have certain planting(s) not trimmed, please secure blue flagging tape around the planting(s) is a visible area.

YARD DEBRIS

If you are doing your own trimming, Waste Management will pick up select yard debris on Wednesday mornings. Debris can be placed curbside in a trash bin with no bag, paper bags found at local hardware stores, or tied with string and placed on the opposite side of the driveway from where your regular garbage can would be placed. There are weight, size and material restrictions to take special note of. For example, tree limbs can’t exceed 4 feet and items can’t exceed 40 pounds. Soil, sod, bricks and stones are not considered yard waste. Please contact Waste Management for further details.


BrightView trim crew also picks up debris on Thursdays. Debris can be placed curbside in a trash bin with no bag, paper bags found at local hardware stores, or tied with string. Crew will not pick up debris in beds until trim crew is working on your home.

Guests Signing Waivers for Amenity Use

It's a beautiful time of year in Florida and lots of guests are visiting. This is a friendly reminder that all owners, tenants and guests are required to sign a waiver and release of liability PRIOR to use of the clubhouse, amenities, recreational facilities, and/or participation in Association-sponsored functions.


The waiver can be completed electronically by clicking below or by visiting hammockpreserve.net and clicking on the tab for Waiver. Printed copies are also available in the lobby of the clubhouse (against the wall by the front entry) or in the HOA office. Thank you for your cooperation!

Please let the office know if you are leaving your home for 4 weeks or more! This is entirely optional and is helpful as it will give us an understanding of how many of our residents are here throughout the year, and if there are any emergencies related to your private residence, we can use the information you submit to contact you. Violations

Living in an HOA, there are various rules for many reasons such as to keep the community beautiful and to be a good neighbor. You could consider having a friendly conversation with a resident who may be violating a rule.


Violations can be reported to the HOA office in writing with as many details as possible including day, time, violation type, individual(s) if known, photographic evidence, etc. This information will prove very helpful in assessing the claim and making contact with the individual(s) violating.
