Greetings Residents,


What a week! Hurricane Ian was the 4th strongest hurricane to ever hit Florida. All things considered, Sarasota and Hammock Preserve are very fortunate and took on minimal damage. Our thoughts are with those to the South that were not as fortunate.

Thank you to all residents who helped out this week, whether you were part of CERT wellness checks, clubhouse/court setup and breakdown, or helped fellow residents in their time of need. And thank you to Brian and Laura as my fellow Castle Group employees for their positive attitudes!

Board of Directors

We are excited to announce the fulfillment of the vacancy on our board of Directors. Yesterday, Michele Charette, a former board Secretary, was appointed to the board as the 2nd Vice President. Congratulations to Maria Foglio voted as the 1st Vice President.

Budget Workshop

We hosted a 2023 budget workshop yesterday. If you were not able to participate, CLICK HERE or below to watch a recording. If you have questions about the proposed budget sent via email yesterday, we would encourage you to watch the recorded workshop first and if any questions remain, to contact all board members via email. 


A proposed budget will be mailed to all homeowners in the month of October. The Board of Directors will vote on the proposed budget at a meeting on November 1, 2022. Changes to the budget may occur prior to October 31. 

Hurricane Ian

Amenities

  • OPEN: Barefoot Bar, Clubhouse, Fitness Center, Pickleball and Tennis Courts, Bark Park (note: a portion of the large dog park is coned and taped off)
  • OPENING TODAY BY 1:00PM: Bocce Ball Courts
  • CLOSED: Pool, Spa, and Fishing Pier. the pool and spa are being treated for yellow algae. The path to the pier needs to be cleared for safe passage


Gates

While the exit bound, metal swing gates did closed as scheduled yesterday, the entry bound, metal swing gates and the barrier arms at the resident entrance did not closed as scheduled. We have reported this to our vendors. 


Landscaping

We are working with multiple landscaping vendors to restore the community back to its former condition. Cleanup and restoration is typically the longest phase post-hurricane so we graciously ask for your patience. Vendors, including TruScapes are working with limited crews and resources at this time. Brightview Tree Service will be here next week to remove or where possible, replant trees meeting FEMA level 1 standards.


Yard debris, other trees and plants that have fallen or are leaning will be addressed as resources permit. We will keep you updated as we get commitments from our vendors.  


We encourage you to inform us of damaged items either via the TruScapes portal or by email. We are aware that TruScapes has a generic response they are using that informs residents they can't provide individual support and will be addressing that but you may continue to use the portal as it helps us track damaged items. 


If a tree or plant that a resident planted has been damaged, it will be the responsibility of that resident to repair or replace it. 


Residents may opt to hire vendors to restore their private property at their own expense. If anyone does so and the vendor is interested in helping more, please send me their contact information. Residents may also bag their own yard waste (small branches, leaves, moss) in containers, in bags or bundled and placed at the curb for pickup, on the opposite side of the driveway your household garbage is placed. Items that are bundled or in containers should not exceed 4 feet in length. Items that are in bags, containers or bundles should not exceed 40 pounds. 


We are seeking volunteers to clean up small debris in common areas only as these areas are covered by HOA insurance. If interested, please email [email protected] 


Other Damage

Other damage, including street signs, street lights, barriers, etc. are known and in-progress and will take time. Again, we ask for your continued patience. 


Roof Repairs

Such repairs are the responsibility of individual homeowners and not the responsibility of the HOA. Residents have had success recently getting in touch with Crown Roofing & Waterproofing, the vendor who installed the roofs within the community. Their phone number is 941-312-2592. Other names that have been shared on the Hammock Preserve resident only Facebook private page are Key Roofing & Exteriors at 888-KEY-1717 and Jesse Wright at 941-565-8446.

Screen Repairs

Such repairs are the responsibility of individual homeowners and are not the responsibility of the HOA. Residents have had success recently getting in touch with Weston at Native Screens. Their phone number is 941-374-4957. Another vendor is Mark as Osprey Pro Screen at 941-400-0662.

Stormwater

Many residents are concerned about the water levels in our lakes and storm drains. After speaking with a county representative and our Eco-logic vendor who maintains our lakes, there is a large amount of flood water traveling East. Only time will allow for our water levels to recede. We did see some receding just within a few hours yesterday and will continue to monitor levels.


Waste Management

Sarasota County Government has announced that Waste Management will resume garbage and yard waste collection on Monday, October 3rd so Hammock Preserve will next be serviced on Wednesday, October 5. Recycling collection has been suspended until further notice


Water Pressure

With water line breaks nearby, you may be experiencing lower water pressure until repairs are complete. Residents are advised to limit water use. There is NOT a boil water notice. 


Water Intrusion

We recommend you first contact the Divosta Warranty department to see if your water intrusion is a warrantable item. Their phone number is 888-898-9712. Note, they may not be intercepting phone calls, and suggested all inquiries be emailed to [email protected].  


Shutters

Please be sure you are removing your storm shutters if you haven't done so already. Per ACC guidelines, they are to be removed within 72 hours post-storm.

Assessments due October 1

HOA quarterly assessments are due the 1st of October. There are 3 options to make payments.


  1. Enroll in AutoPay on castlegroup.com to eliminate the need of writing a check and guarantee your payment will be received on time. Note you will need your Castle account number and banking account/routing number to enroll. 
  2. Manual payments can be made through castlegroup.com. You will need your Castle account number. These payments are subject to a fee of $3.95.
  3. Mail checks payable to Hammock Preserve HOA and mail to:

Social Committee Meeting Re-scheduled

The next Social Committee Meeting originally scheduled for Wednesday, October 5th has been re-scheduled to Wednesday, October 12th at 3;00pm in the Barefoot Bar. An agenda will be noticed at least 48 hours prior to the meeting.

Stormwater Management Advisory Committee

A NEW Stormwater Management Advisory Committee is forming. This is a community wide call for volunteers to join in the community effort. The focus of the committee is to monitor and advise members of the HP BOD regarding maintenance of our lakes, pump and ancillary facilities encompassing the Stormwater system at Hammock Preserve. Individuals with knowledge and/or experience in facilities maintenance, plumbing, motors, landscaping or like professions are encouraged to apply. Civil engineers, agricultural engineers or like, current or former professionals, are invited to join in the effort.

Reminders


November 1 at 6:30 pm (in-person and Zoom meeting) – the Board’s annual budget meeting to approve the 2023 budget. Please be aware that the original meeting date of October 13 was changed to November 1 to meet the requirement to send a copy of the budget to homeowners at least 14 days before the meeting.

On Thursday, September 22 at 6:30 pm Steven Gladstone from our CPA firm, Gladstone and Co., spoke to our community about important financial matters such as how much we should have in our cash account and operating fund, the importance of Reserves, and options for handling a surplus.

This is entirely optional and is helpful as it will give us an understanding of how many of our residents are here throughout the year, and if there are any emergencies related to your private residence, we can use the information you submit to contact you. Individual information will be kept confidential to Hammock Preserve employees.

Violations
If you see a violation of our governing documents, please send them to the HOA office in writing with as many details as possible including day, time, violation type, individual(s) if known, photographic evidence, etc.

This information will prove very helpful in assessing the claim and making contact with the individual(s) violating. In some cases, if this information is not available, the HOA office is not able to pursue the violation further. Thank you.

Waiver for Amenity Use

All owners, tenants and guests are required to sign a waiver and release of liability for use of the clubhouse, amenities, recreational facilities, and/or participation in Association-sponsored functions.


In July, the board approved and released a new waiver. At the August board meeting, a small change to the new wavier was approved. If you previously agreed to the new waiver, you do not need to re-submit acceptance of the change. 


If you have not completed a waiver since July, please sign the new waiver electronically by clicking below. Printed copies are available in the lobby of the clubhouse (against the wall by the front entry) or in the HOA office. Thank you for your cooperation!

Registration has closed for the First Annual Hammock Preserve Fall Fashion Show. We’ve received a great response.


The event will take place on October 7th at the Stoneybrook Golf and Country Club.

Irrigation
A zone map showing days of the week is below. Start times and intervals vary between 8:00 PM - 6:00 AM, and will fluctuate depending on weather and time of year.
Mowing
We are now on a weekly schedule of mowing. This will run through September, and then mowing will be done every other week.
Trimming
Below is a helpful list of what trees will and will not be trimmed. Palms appear in a photo from left to right alphabetically.

Palms will be trimmed twice annually by May and November. Palms above 15 feet will be trimmed per Board approval.

Selective Trimming
If you desire select plants, trees, etc. not to be trimmed, you are permitted to use blue flagging tape as shown in the image to the right. It does not have to wrap around the entire perimeter of the plant but please secure it so that it is visible.

This flagging tape is available for sale in the HOA office for $3/roll for 300' or can be purchased online from multiple vendors.
OPT-OUT of Trimming
If you desire to opt-out of all trimming, please place a blue reflector in the front of your yard.

If you desire to have your yard trimmed and have a blue reflector anywhere in your yard, please remove it ASAP. TruScapes will not trim your home if your street is scheduled for that week, and it will not be trimmed until the next cycle.
If you are doing your own trimming, debris can be placed curbside in a trash bin with no bag, paper bags found at local hardware stores, or tied with string and placed on the opposite side of the driveway from where your regular garbage can would be placed. There are weight, size and material restrictions to take special note of. For example, tree limbs can’t exceed 4 feet and items can’t exceed 40 pounds. Soil, sod, bricks and stones are not considered yard waste. Please contact Waste Management for further details. 
Weeding
Plant beds and tree rings will be treated as required up to 12 times annually. Weeds in cracks of sidewalks, streests and curbs will be treated at least monthly.

Residents have access to a customer portal to log work orders related to their private property. For work orders related to common property and emergencies, please contact Property Manager Ashley Giasone at [email protected]

  2. Select the button New User Registration
  3. Fill in the boxes beginning with Community. In this box, if you type Hammock, the words Hammock Preserve on Palmer Ranch should automatically appear.
  4. Set your password
  5. After setting your password, select Create My Account
  6. Click on the video below to walk through the registration process and how to log a ticket.
