Greetings Residents,
We hope you consider attending today's events including Tervone's Kitchen Food Truck from 4-7pm, Meet the Committees from 5-6pm, and First Friday from 5-8pm! Be sure to check out other fun events throughout the month with details listed below. There have been some exciting new additions to the Holiday Happenings event scheduled for December 18th from 12-3pm in the Clubhouse. On the topic of holidays, thank you for those that have shared your feedback on the exterior holiday decor through a hired vendor. We are working with them on some additional options to make improvements.
A few important emails were sent out this week including circulation of a Leasing Policy, a revised Collections Policy and notice of a Town Hall and input form on Villa Maintenance. We value your feedback!
Tree and shrub staking will continue next week. Over 30 tree stumps were grinded this week. We are still developing plans for replacement and common area trees and will provide updates again next Friday.

Light Poles
FPL owns and maintains the light poles on residential streets and there are work orders in for issues with leaning poles, a downed pole, and lights that are on all day. We were recently informed that the LED conversion is not yet complete as FPL waits for additional supplies.
The HOA owns and maintains light poles around the clubhouse and entrances. A vendor has been approved to perform work on tennis court and main entrance lights.

Mulch Updates
TruScapes began mulching homeowner lots this past Wednesday, Weather permitting, mulching of homes and highly visible common areas will be complete by Thursday of next week. If the back of your home was not yet mulched, crew will be coming back to complete it. There are dedicated crew for cleaning up walkways and driveways. If crew causes any damage to any plants, lighting, etc. please submit a work order through the TruScapes portal and they will resolve.
As a reminder, we are anticipating the gold mulch to partially show through after a period of time. For newer homes that may have a considerable amount of gold much present, this will be even more so. You may consider removing some of your mulch to prevent future color mixing. We did include mulching for the entire community in our 2023 budget. Please do not pull bagged mulch off of pallets. Mulch will be installed the same day of delivery.

Pool/Spa Announcements
There are pending electrical repairs to the spa therefore the spa is currently out of service. The pool is heating nicely even though one of the pool heaters is needing replacement. Lastly, we should have dates soon on when the pool and spa will be closed in January to complete repairs to cracks.

Town Hall on Villa Maintenance
As announced earlier this week, we are hosting a Town Hall on Villa Maintenance on Wednesday, December 14th from 6:30-8:00pm in the Clubhouse and via Zoom.
We will specifically be reviewing Villa Maintenance, Villa Party Fences, and a Villa arbitration process.
The Board and the Ad Hoc Documents Committee are looking for comments from all residents of our community. While these provisions of the Declaration uniquely affect our Villa neighbors, any changes to these sections must be approved by the community as a whole - in fact, 51% of the homes voting must agree. While, in the future, the community could set up the decision to be made the Villas alone, our current covenants do not provide that opportunity.

TruScapes Announcements
Turf fertilizer will be applied this afternoon and throughout the weekend. While the fertilizer is 100% organic and safe for pets, it is recommended to stay off lawns for at least 24 hours.

Holiday Community Drive
Our social committee is collecting for The TWIG again this year. TWIG stands for “The Way to Inspire and Give”, so every child in foster care knows they matter. The TWIG is a nonprofit organization that runs two boutiques, one in Venice and in Bradenton. The boutiques provide children placed in foster care an opportunity to shop for themselves once a month for something new, which builds on their well-being.

Your donation can be dropped off at the Clubhouse in the designated box until December 10th.

Palmer Ranch Master Association
There will be five Residential Class vacancies to be filled on the Palmer Ranch Master Association Board of Trustees during their Annual Meeting of Members in March 2023. The Board of Trustees includes a total of ten residential class members elected for staggered terms. They now seek those willing to serve a two-year term! If you are interested in leaning more, feel welcome to reach out to their association by calling 941-922-3866.
If you are interested in serving, please inquire with the Hammock Preserve HOA office and be prepared to submit a one-page resume by January 6, 2023 so we can meet their deadline of January 13, 2023. Elected members will be required to complete a statutory certificate within 90 days. More than two members of a community may be nominated, however no more than two residents from any one community may serve on the board at the same time.

Please let the office know if you are leaving your home for 4 weeks or more! This is entirely optional and is helpful as it will give us an understanding of how many of our residents are here throughout the year, and if there are any emergencies related to your private residence, we can use the information you submit to contact you. Individual information will be kept confidential to Hammock Preserve employees.

Violations
Living in an HOA, there are various rules for many reasons such as to keep the community beautiful and to be a good neighbor. You could consider having a friendly conversation with a resident who may be violating a rule.
Violations can be reported to the HOA office in writing with as many details as possible including day, time, violation type, individual(s) if known, photographic evidence, etc. This information will prove very helpful in assessing the claim and making contact with the individual(s) violating. Thank you.

Waiver for Amenity Use
All owners, tenants and guests are required to sign a waiver and release of liability for use of the clubhouse, amenities, recreational facilities, and/or participation in Association-sponsored functions.
If you have not completed a waiver since July, please sign the new waiver electronically by clicking below. Printed copies are available in the lobby of the clubhouse (against the wall by the front entry) or in the HOA office. Thank you for your cooperation!

Selective Trimming
If you desire select plants, trees, etc. not to be trimmed, you are permitted to use blue flagging tape as shown in the image to the right. It does not have to wrap around the entire perimeter of the plant but please secure it so that it is visible.
This flagging tape is available for sale in the HOA office for $3/roll for 300' or can be purchased online from multiple vendors.

OPT-OUT of Trimming
If you desire to opt-out of all trimming, please place a blue reflector in the front of your yard.
If you desire to have your yard trimmed and have a blue reflector anywhere in your yard, please remove it ASAP. TruScapes will not trim your home if your street is scheduled for that week, and it will not be trimmed until the next cycle.

If you are doing your own trimming, debris can be placed curbside in a trash bin with no bag, paper bags found at local hardware stores, or tied with string and placed on the opposite side of the driveway from where your regular garbage can would be placed. There are weight, size and material restrictions to take special note of. For example, tree limbs can’t exceed 4 feet and items can’t exceed 40 pounds. Soil, sod, bricks and stones are not considered yard waste. Please contact Waste Management for further details. | |
Weeding
Plant beds and tree rings will be treated as required up to 12 times annually. Weeds in cracks of sidewalks, streests and curbs will be treated at least monthly.
