Thanks to everyone who came out to the Jack Chizik Memorial Car Show last weekend. We have many for exciting events coming up including a Wild West Party of March 23rd, Trivia on March 28th, and Spring Fling on April 13th just to name a few. Details are all below. | |
This week:
- BrightView applied a turf weed application on Wednesday and Thursday. Due to equipment failure, remaining homes and common area will be completed early next week instead of today.
- Plans for trimming taller palms and sidewalk Oak trees were discussed further and will be available soon.
- We have re-opened the metal, swing gates from 7am - 7pm at the South entrance to the community. Currently the barrier arms are in an open position and we are working with our vendor to close it

Next week and beyond:
- The sunshade on the tennis courts is being replaced next week. The sunshade for the dog park is in the production queue from a separate vendor.

A community event with BrightView is now scheduled on Monday, March 25th at 1:30pm.

The Board of Directors meeting date has changed from March 21st to Tuesday, March 26th

The week of March 18th, Brightview will be performing a rejuvenating cut on hibiscus plants/trees and crotons.

Save the Date for another free document shredding event on Saturday, April 6th from 9am - 11am in the clubhouse parking lot. Our friends from The Isles will be here too!
- We will soon be performing some maintenance on sidewalks, including grinding and pressure washing

Annual Meeting
The annual membership meeting will take place on Thursday, April 18th at 4:30pm in the clubhouse and via zoom following by a Board Organizational Meeting and the regularly scheduled Board Meeting.
No election will be taking place. Board President Maria Foglio and Vice President Pete Castillo are renewing their two year terms as board members! Thank you Maria and Pete for continuing to serve and make Hammock Preserve a better place to live.
To conduct any business at an Annual Meeting requires the presence, either in person or by proxy, of Members entitled to cast at least 30% of the Voting Interests. Your attendance in-person or by proxy, is extremely important so we can meet quorum and continue to conduct business as usual. A second notice will be emailed or mailed (to those who do not opt into electronic notices) soon with an agenda.

BrightView Community Event
A community event will be held on Monday, March 25th from 1:30pm - 3:00pm in-person and via Zoom. We will cover chemical management, general community updates, and have a question and answer period. If you would like to submit any questions in advance, please email them to [email protected]. Zoom information is below. Advance registration is not required. We are also arranging a local trainer from the University of Florida Institute of Food and Agricultural Sciences (IFAS) to offer an in-depth class on the use of chemicals on Monday, April 8th. Registration will be required. More details will be announced next week.

Business Card Holder
The business card holder that was featured in our library has been re-located to the main hall of the clubhouse entrance. Residents may display their cards on a first-come, first-serve basis. This display is for residents only at this time. Cards from non-residents are not to be displayed.

A drone was seen in the community this week. Please note that the use of drones are PROHIBITED unless approved by the Board of Directors per our Declaration of Covenants.

FLOOD MAPS
The Board will be sharing information collect thus far about the changes to county flood maps at their meeting on Tuesday, March 26th at 5:30pm. A lot of information is below that has been previously shared. This impacts all Hammock Preserve owners. Whereas before, homes in Hammock Preserve have been located in flood zone X, the newly proposed maps designated homes in Hammock Preserve for flood zone AE. Flood insurance is required for residential and commercial buildings in the SFHA with federally backed mortgages for homes in zone AE.
Palmer Ranch Master Association is offering the following guidance:

Understand how to file an appeal with FEMA. Even if you do not have a mortgage or currently elect to have flood insurance, this could impact the future sale of your home. Property owners may formally appeal the new maps with FEMA. Appeals must include technical data and detailed engineering analysis. Property owners can submit an application for a Letter of Map Amendment (LOMA) or a Letter of Map Revision Based on Fill (LOMR-F) with FEMA. CLICK HERE to learn more information about this process.

Locate a copy of the Boundary and Topographic Survey for your home. CLICK HERE for a sample of a survey. If you do not have a copy, you may obtain one at no cost from Sarasota County by contacting the Permit Records Custodian at 941-861-6196 or [email protected]
- Obtain an elevation certificate for a cost from a licensed land surveyor. We are considering an arrangement with a surveyor for a group discount and will have more information to share at our March 21 Board of Directors meeting.

Rejuvenation Cuts for Crotons and Hibiscus
BrightView will be performing rejuvenation cuts on crotons and hibiscus starting the week of March 18th. The University of Florida Institute of Food and Agricultural Sciences (IFAS) Extension office recommends crotons to be reshaped in the month of March, removing cold damage , limbs that have grown out of bounds, and to encourage compact, well-branched shrubs. Below you will see examples of 2 crotons. The one on the left is more full at the bottom, and therefore would only need light pruning. The one on the right is a candidate for a rejuvenation cut, a more aggressive pruning.
Plants that produce flowers on current season's growth such as abelia, crape myrtle, hibiscus and rose are usually pruned while dormant or just before the spring growth flush. Developing shoots can be pinched to encourage lateral branching which will enhance the flower display. Moderate to severe pruning may encourage production of fewer but larger blossoms or blossom clusters.
If you desire for these plants or any plants, trees NOT be trimmed, please place blue flagging tape, or blue ribbon around those items.

Tax Assistance
At Gulf Gate Library located at 7112 Curtiss Avenue, AARP is offering free income tax assistance on March 16, 23, 30 and April 6.
Volunteers from the AARP Tax Aide Program will be available for free individual tax preparation and e-filing. Any age/income level is welcome. Please bring a photo ID (required), and any other documents that apply.

Even if you will not be replacing a router if your home,
you will need to call as soon as possible!

Frontier Fiber 1Gb (gigabyte) Internet plus 1 Eero Pro Router* for Villas OR 2 Eero Pro Routers* for Single Family Homes.

Some owners have experienced problems with their Frontier bill or being asked to return equipment when the technician that converted them from a retail customer to a bulk customer said no equipment had to be returned, or they took the equipment at the time of conversation. If this applies to you, and you have not contacted The Frontier Bulk Customer Care Center phone line, we encourage you to do so as soon as possible. | |
Logging into Hammockpreserve.net
For those of you that have experienced challenges logging into hammockpreserve.net, we have worked with Frontier for a solution! You must have the Eero app downloaded to a smartphone.

A Frontier tech should have completed or guided you through this process upon converting from a retail customer to a bulk customer. If not, call Frontier's bulk customer service line at 844-660-0648 option #2 for assistance. Once inside the app, select "Discover" at the bottom". Under the "Eero Secure" area, make sure the green light next to the "Advanced Secruity" is OFF (not lit). Note, this is recommended for users that have anti-malware/anti-virus software on their devices as this will loosen the security of your router to allow you to login to hammockpreserve.net. | |
BrightView Portal
First time users of the portal need to register first. To register, click the first blue button below or CLICK HERE. Once you enter your email address, you will be sent a verification code to that email. Enter the code and you will be attached to Hammock Preserve and asked to enter your unique information. After you enter your information, you will be given a temporary password to sign in. Sign in with the temporary password on https://connect.brightview.com and choose a new password.

TRIMMING OPT-OUT
If you desire to opt-out of all trimming, please place one blue reflector in the front of your yard.
If you desire to have your yard trimmed and have a blue reflector anywhere in your yard, please remove it ASAP. BrightView will not trim your home if you have a blue reflector.

If you desire to have certain planting(s) not trimmed, please secure blue flagging tape around the planting(s) is a visible area. | |
YARD DEBRIS
If you are doing your own trimming, Waste Management will pick up select yard debris on Wednesday mornings. Debris can be placed curbside in a trash bin with no bag, paper bags found at local hardware stores, or tied with string and placed on the opposite side of the driveway from where your regular garbage can would be placed. There are weight, size and material restrictions to take special note of. For example, tree limbs can’t exceed 4 feet and items can’t exceed 40 pounds. Soil, sod, bricks and stones are not considered yard waste. Please contact Waste Management for further details.
BrightView trim crew also picks up debris on Thursdays. Debris can be placed curbside in a trash bin with no bag, paper bags found at local hardware stores, or tied with string. Crew will not pick up debris in beds until trim crew is working on your home.

Guests Signing Waivers for Amenity Use
It's a beautiful time of year in Florida and lots of guests are visiting. This is a friendly reminder that all owners, tenants and guests are required to sign a waiver and release of liability PRIOR to use of the clubhouse, amenities, recreational facilities, and/or participation in Association-sponsored functions.
The waiver can be completed electronically by clicking below or by visiting hammockpreserve.net and clicking on the tab for Waiver. Printed copies are also available in the lobby of the clubhouse (against the wall by the front entry) or in the HOA office. Thank you for your cooperation!

Violations
Living in an HOA, there are various rules for many reasons such as to keep the community beautiful and to be a good neighbor. You could consider having a friendly conversation with a resident who may be violating a rule.
Violations can be reported to the HOA office in writing with as many details as possible including day, time, violation type, individual(s) if known, photographic evidence, etc. This information will prove very helpful in assessing the claim and making contact with the individual(s) violating. Virtual Guard (New Gate Company)
We have put together a guide for accessing your account and utilizing the Virtual Guard (vGates) portal.

Virtual Guard
Many residents and guests access the community with their license plate pre-loaded into the Virtual Guard Vgates app. While is still recommended that residents have a sticker to enter, this can be a great feature especially for frequent visitors that can then bypass the kiosk and proceed straight to the gate. Drivers must be sure to approach the gate slowly.

To add a license plate to your own profile or for a visitors, you can call Virtual Guard at 888-435-3533. Plates can also be added in their app but they recommend you call and have an agent assist you. | |
