Greetings Residents,
The weather was beautiful this week! We welcomed back several returning residents. Many projects are getting completed or about to begin. The best news was the install of our new gas heaters.
The holiday party at Stoneybrook is almost full in case you have not yet registered!

This week:
- The new gas heaters were installed!
- The Board of Directors' Budget meeting was held Thursday, November 2nd at 5:30pm.
- A vendor repaired stucco in 2 locations near the main entrance.
- Air conditioning units at the clubhouse and guardhouse underwent preventative maintenance.
- Our gate vendor checked on the South entrance gate which is once again stuck open and believes they have identified a solution which requires some new parts to be installed soon.
- Timer 3 controlling irrigation on Rain Lily Court was repaired and will be checked again next week.
This week and beyond:
- The pickleball net for the South court will be replaced.
- The electrical lines for two new electric pool heaters will be installed Wednesday, November 15th. We will be closing off a couple of parking spaces and South pedestrian access to the pool and back end of the North tennis court for safety. This process is expected to be loud!
- The guardhouse will be painted in November.
- A new reserve study will be available for download late November.
- The HOA office will be closed November 23 - 24

We need the following Volunteers
Holiday Decor - 5 volunteers on Wednesday, November 8 and/or Monday November 13th, from approx. 9am - 12pm and 1pm - 4pm. Help us hang our new holiday decor to be lit the day after Thanksgiving! Volunteers do not have to be available both days or both times.
Ballot Counting - 3 volunteers on Thursday, November 16 from 4:30pm - 7:30pm
Insurance Committee - we will soon be shopping rates from carriers. We invite anyone with experience to become a part of this process.

Vote & Correction to Ballot Explanation
We would like to make an important correction to the number of votes required to pass Proposition 1. On page 2 of the ballot explanation, we incorrectly stated that 2/3 of voters must vote in favor to pass the proposed Amended Bylaws. The correct figure to pass the proposed Amended Bylaws is 51% of voters present in-person or by proxy.

There are 3 ways to submit your proxy and ballot between now and November 16.

Electronic via GetQuorum. This option is eligible for those who have provided consent to vote at least 24 hours in advance of the meeting. Electronic voting will close Thursday November 16 at 11:59am.

By paper ballot/proxy. Must be received by Thursday, November 16 by 4:30pm

In-person at the beginning of the meeting on Thursday, November 16 at 5:30pm.
The Board of Directors is recommending a vote of
"IN FAVOR" for Propositions 1 & 2.
If you previously consented to electronic voting and can't located your unique email from [email protected], please contact the HOA office as soon as possible. We can also print paper ballots and documents for anyone upon request.

Architectural Control Committee
Every change to the OUTSIDE of your home except for under your covered lanai requires pre-approval by the ACC. These changes include but are not limited to:
Landscaping, Outside Paint colors, Driveway/Patio Extensions, Screen Enclosures for Lanai and Front Entry, Pool Additions, Satellite Dishes, Gutters, Retractable Awnings, Window Tine, Solar Panels, Outdoor Lighting, Outdoor decorations, including statues, large rocks and wind chimes, and Garage A/C and Dehumidifier units.
The ACC Application and Guidelines can be accessed on our website www. hammockpreserve.net or pick up a printed copies in the lobby of the clubhouse. Log in to the site, then choose the tab “Resident Services”; then the folder “Resident Documents.” Click on the folder “Architectural Control Guidelines & Application”.

BrightView Portal
First time users of the portal need to register first. To register, click the first blue button below or CLICK HERE. Once you enter your email address, you will be sent a verification code to that email. Enter the code and you will be attached to Hammock Preserve and asked to enter your unique information. After you enter your information, you will be given a temporary password to sign in. Sign in with the temporary password on https://connect.brightview.com and choose a new password.

TRIMMING OPT-OUT
If you desire to opt-out of all trimming, please place one blue reflector in the front of your yard.
If you desire to have your yard trimmed and have a blue reflector anywhere in your yard, please remove it ASAP. BrightView will not trim your home if you have a blue reflector.

If you desire to have certain planting(s) not trimmed, please secure blue flagging tape around the planting(s) is a visible area. | |
YARD DEBRIS
If you are doing your own trimming, Waste Management will pick up select yard debris on Wednesday mornings. Debris can be placed curbside in a trash bin with no bag, paper bags found at local hardware stores, or tied with string and placed on the opposite side of the driveway from where your regular garbage can would be placed. There are weight, size and material restrictions to take special note of. For example, tree limbs can’t exceed 4 feet and items can’t exceed 40 pounds. Soil, sod, bricks and stones are not considered yard waste. Please contact Waste Management for further details.
BrightView trim crew also picks up debris on Thursdays. Debris can be placed curbside in a trash bin with no bag, paper bags found at local hardware stores, or tied with string. Crew will not pick up debris in beds until trim crew is working on your home.

Guests Signing Waivers for Amenity Use
It's a beautiful time of year in Florida and lots of guests are visiting. This is a friendly reminder that all owners, tenants and guests are required to sign a waiver and release of liability PRIOR to use of the clubhouse, amenities, recreational facilities, and/or participation in Association-sponsored functions.
The waiver can be completed electronically by clicking below or by visiting hammockpreserve.net and clicking on the tab for Waiver. Printed copies are also available in the lobby of the clubhouse (against the wall by the front entry) or in the HOA office. Thank you for your cooperation!

Selling a Home?

Temporary Leave?
Please let the office know if you are leaving your home for 4 weeks or more! This is entirely optional and is helpful as it will give us an understanding of how many of our residents are here throughout the year, and if there are any emergencies related to your private residence, we can use the information you submit to contact you. Individual information will be kept confidential to Hammock Preserve employees.

Tennis Clinics
Clinics for beginners to advanced will be resuming on Friday, October 6th with resident Jose Benjumea. The clinic cost is $20 per person. Text Jose at 757-576-9042 to be added to the text thread.

Violations
Living in an HOA, there are various rules for many reasons such as to keep the community beautiful and to be a good neighbor. You could consider having a friendly conversation with a resident who may be violating a rule.
Violations can be reported to the HOA office in writing with as many details as possible including day, time, violation type, individual(s) if known, photographic evidence, etc. This information will prove very helpful in assessing the claim and making contact with the individual(s) violating. Thank you.
