Spotlight for June!

Lauren Grenader joined Hanover as an Intern in June of 2019 after graduating from Tulane University with her Master of Business Analytics. After quickly proving herself, Lauren was hired as an Asset Management Analyst that same year. Since then, she has demonstrated her value as a member of the Asset Management team by being exceptionally efficient in every aspect of her work, never buckling under stress, and always remaining positive and encouraging. Lauren digs into the minute details of every task, but as her boss, Jeb Bowden, puts it, “She never gets lost in the weeds.” In January 2022, she was promoted to Senior Asset Management Analyst as her scope and impact on the East Coast properties of Hanover’s portfolio increased.

During periods of rapid growth at Hanover, Lauren always stays calm, focused, and realistic in her recommendations. Her unwavering persistence consistently proves to be invaluable when tackling new projects and overcoming hurdles. Over the last year, the Asset Management and Operation teams have developed and implemented two pivotal software tools for Hanover – an Asset Management Renewal App and a SharePoint Dashboard (GSS). The Asset Management Renewal App keeps track of renewal rate negotiations and allows onsite property management employees access to important details regarding a resident’s renewal rates and offer details, while the SharePoint Dashboard (GSS) organizes work and measures key performance indicators for the Asset Management GSS Team. Lauren provided innovative ideas and stayed patient during the numerous platform tests to ensure the tool functioned properly. She consistently prioritized time with her GSS team to share training opportunities and expectations of these new applications.

Lauren’s ability to be efficient is coupled with her motivating and upbeat nature and what her co-workers describe as “a wealth of knowledge in all things Hanover.” We are extremely fortunate to have Lauren as a member of the Asset Management team and look forward to her continued growth and contributions to Hanover!

Aidan Stuart

Asset Management Analyst

Houston, TX

Recent Baylor University graduate Aidan Stuart joined Hanover’s Asset Management team last week as he began his new Asset Management Analyst position. Aidan graduated in May with Bachelor of Business Administration degrees in Finance and Marketing. Last summer, he worked as a Global Finance Summer Associate at Capital Group and as a Private Equity Summer Analyst at KTDR Capital to set him apart from other spring graduates. Aidan grew up in Temecula, CA, but found his love for Texas after living in Waco during college and in San Antonio during an internship. He is excited to move to Houston, where he can continue to attend sporting events, find a recreational league for his newly acquired interest in pickleball, and enjoy excellent restaurants that serve sushi – his favorite!

Alex Treistman

Asset Management Analyst

Houston, TX

Alex Treistman also joined Hanover as an Asset Management Analyst last week after graduating from Vanderbilt University. Alex is thrilled to return to his hometown of Houston after living in Nashville, TN, to earn his B.A. in Economics. Following a Financial Analyst Internship at Levcor during the summer of 2021, he founded and was CEO of Treistman Logistics, LLC. The transportation services holding company provides dispatch, accounting, advisory, and compliance services to 350 fleets across the U.S. and owns Worldwide Dispatch, LLC, and Transportation Compliance Group, LLC. In his free time, Alex power lifts at the gym, watches MMA, and plays chess!

Dallas Kirkland

Project Engineer - Hanover Preston Hollow

Fort Worth, TX

After an internship last summer at Hanover Preston Hollow, Dallas Kirkland returned to the site as a full-time Project Engineer. Since his internship, Dallas graduated from Texas A&M University with a Bachelor’s Degree in Construction Science and picked up a new hobby – golf. He is ready to hit the ground running in his position, armed with he knowledge he gained last summer and from working at Howard Custom Homes in Mont Belvieu, TX, prior to his Hanover internship. In addition to his eagerness to continue working on the project, Dallas is excited to return to the hiking trails that he and Eeyore, his two-year-old Australian Shepherd, found last summer and resume exploring Fort Worth as a permanent resident!

Don Haslam

Leasing Consultant - Hanover Broadway

Oakland, CA

The team at Hanover Broadway welcomed their new Leasing Consultant, Don Haslam, last week. Don began in property management as a Leasing Agent at Presidential City in Philadelphia, PA, before moving to Oakland in January 2022. He added to his customer service toolkit by bartending in his new city before joining FPI Management as a Leasing Manager for a dual-site property located downtown. Off the clock, Don keeps his creative side well-engaged by experimenting with new cooking recipes, dancing, reading, and acting. Not only does he let his creative ventures fly, but once Don also flew a small airplane!

Dylan Vo

Leasing Consultant - Hanover Rice Village

Houston, TX

With three years of property management experience and five years of restaurant and customer service experience, Dylan Vo is the newest addition to the Hanover Rice Village team. Dylan previously worked as a Leasing Professional at RPM Living at properties in Houston and the DFW area and consistently maintained impressive 60-day trend occupancy percentages of up to 99.07%. He was born in California, where he lived for most of his childhood, except for the four years he lived in Vietnam. Since moving to Houston in 2020, he has enjoyed playing competitive volleyball three to five days a week, cooking for his friends, and playing with his dog, Buster, and cat, Luna!

Lawson Lamme

Project Engineer Intern - Hanover Buffalo Bayou (B2)

Houston, TX

Embarking on a second Project Engineer Internship with Hanover Construction, Lawson Lamme joined the Buffalo Bayou (B2) project last week. He will begin his senior year at Texas State University next August and will graduate with a B.S. in Construction Science and Management in May 2024. Between studying and working, Lawson is drawn to the outdoors and nature. He is impartial to the outdoor climate and activity; he loves golfing, hunting, fishing, and skiing. However, his favorite terrain to immerse himself in is a mountain range!

TJ Hutnan

Project Engineer Intern - Hanover Reed Street

Bethesda, MD

Virginia Tech student, TJ Hutnan, was welcomed to the Hanover Reed Street team last week as a Project Engineer Intern. TJ is expected to graduate in May 2025 with a B.S. in Civil Engineering and is eager to begin his first internship in the construction field. While attending college and maintaining a 3.8 GPA, he uses his Varsity Swim experience at The St. James Performance Club as a Swim Coach for kids ages 4-15. In addition to swimming, TJ’s hobbies include video games, sports, playing with his 8-year-old dog, and vacationing with his friends!

Renee joined Hanover in 2019 as a Leasing Consultant at Hanover Westford Valley and was quickly promoted to Assistant Property Manager due to her relentless leasing, marketing, and social media efforts. As an Assistant Property Manager, Renee made a name for herself for being the best of the best in social media and forward-facing marketing. Renee always looks at challenges as opportunities, has unmatched resilience, and provides never-ending creativity and outside-of-the-box thinking in all endeavors. From lavish resident events to unique ideas for garnering 5-star reviews, she always sets the bar higher for her teammates. With a history of being a top-leaser, delivering superior customer service, and continuously trying to find ways for us to improve as an organization, Renee was the clear selection to lead the team at Hanover Colony Place. After years of convincing her to relocate, we are very fortunate that Renee and her family are up for this next challenge, including moving to Plymouth, MA. With only two models to show and leasing out of a trailer, Hanover Colony Place is already over 10% leased and off to a great start due to Renee’s leadership and her Leasing Manager Matt Hafler’s efforts. Property Management's Perspective:

What's in a Name?

Well, probably more than you might think…

Shakespeare might have been right about the rose smelling just as sweet by any other name, but when it comes to naming our properties, selecting the perfect name is a critical step in establishing a strong and successful online presence. In the early stages of a property’s life, the Property Management Opening Team reaches out to the Development Team to confirm whether the property name has been finalized. Often, the name we start with on a project doesn’t change (i.e., Hanover Hollywood), but sometimes, the original name is just a placeholder (an address, intersection, landmark) which was never intended to be the property’s final name. In those cases, Development and Property Management work with Forthea, our expert PPC (Pay-Per-Click) and SEO (Search Engine Optimization) agency, to select a property name that fits with the neighborhood and enhances its “discoverability” online.

Hanover Dilworth, originally known as 711 East Morehead, is one recent example of this process. Bo Buchanan, the Development Partner on the deal, contacted the Opening Team to start the evaluation and naming process prior to ordering and installing property signage. The team considered a long list of options and narrowed it down to the top three which we thought might be the most successful based on the surrounding neighborhood and other businesses with location-specific names. When a neighborhood is already popular within a market, incorporating the neighborhood’s name into the actual business name can improve local search visibility. In turn, this increases our chances of the property appearing in location-based searches, ultimately attracting residents specifically seeking a luxurious living experience in that area.

Hanover East Morehead, Hanover Charlotte, and Hanover Dilworth were the three property name finalists. Even though Hanover Dilworth was the front-runner based on initial research and its location in the Dilworth neighborhood, we still did our due diligence to confirm that the research supported that choice.

The response from our team at Forthea supported our initial speculations that Hanover Dilworth would be the most successful name from an SEO perspective. The supporting data they supplied was far more in-depth than we could have gathered on our own:

Hanover East Morehead or 711 East Morehead were not ideal due to low search volumes for apartments on Morehead Street and little interest in “Morehead” terms in general. Additionally, the few searches containing “Morehead” were related to schools or businesses in other cities and states, such as Morehead, KY.

Hanover Charlotte, while not a bad option, is not location-specific inside the city. In general searches like “apartments in Charlotte,” the property would receive a slight boost in visibility because its name includes the keyword “Charlotte.” However, the top search results of broad terms are ever-changing and highly competitive, significantly hindering the property’s visibility to online searchers. For instance, “Hanover Houston” would perform far worse in online searches than “Hanover River Oaks” since the city is so large and the potential resident already knows in what area they would like to live.

Hanover Dilworth won, hands down. Users searched 3x more often for apartment-related keywords containing “Dilworth” compared to “Morehead.” In addition, the search phrase “apartments in Dilworth” had volumes close to 1500, contrasting the 250-450 for “Morehead apartments,” and provided results actually located in Charlotte’s Dilworth neighborhood instead of elsewhere in the country.

Armed with this new, extensive research, both Development and Property Management felt great about moving forward with Hanover Dilworth. It’s a name that might not be immediately recognizable to those unfamiliar with Charlotte, NC neighborhoods, but one that will ultimately enhance the property’s discoverability in online searches. And, ultimately, this name will play a vital role in driving organic traffic to the website, which is an essential component of a successful marketing strategy for all Hanover properties.
