Affirmed is Back in the Office!

Hello Everyone,
 
I hope you and your families are well.  I am pleased to share that Affirmed staff came back into the office on June 1 and we are committed as ever to developing affordable housing, especially housing for those who are experiencing homelessness.  As this recent crisis has tested us all, I would like to recognize my staff, our partners and consultants who have continued to move forward with all aspects of housing development including acquisitions, funding, construction, and everything in between.  We have been blessed to continue to work throughout this tribulation, however we recognize that not all have been able to do so, and we thank those who work on all our behalf for those in need.
 
I would be remiss to not mention the recent tragic events that have taken place between the police and black individuals in several cities throughout our country. Our hearts go out to those that have lost their lives and to their loved ones, and we hope that our nation can use this as a pivotal turning point to end racial discrimination.

Groundbreakings and Construction Progress
Located in Los Angeles at 12003 S. Main Street, Dahlia will offer 56 units of supportive housing to formerly homeless individuals earning 30% or less of the Area Median Income (AMI). Included at the property will be a property management office and case managers' offices. On-site supportive services will be provided by Homeless Health Care Los Angeles. Also included will be a laundry room and community room that will have a kitchen and computer room, both accessible to residents. The fourth floor will have a terrace with landscaping and an outdoor patio for the residents to enjoy. Designed by architect Togawa Smith Martin, Dahlia will be a 5-story building using contemporary architecture.
Construction is almost complete at Aria, located at 1532 Cambria Street in Los Angeles. Aria will be ready for move-ins this summer with 56 studio and one-bedroom apartments for formerly homeless individuals (as well as one two-bedroom apartment for management). Homeless Health Care Los Angeles will be offering extensive on-site supportive services for residents. Resident amenities include a community room as well as a computer room, laundry room, and bike parking with space allocated for residents to service their bikes on the premises. Residents will also have access to a spacious outdoor courtyard and garden area.
With an estimated completion in winter 2021,  NOVA will offer 55  supportive homes for formerly homeless individuals in Oakland. Designed by Architect  Dahlin Group Nova will be a six-story development. Resident common spaces include a multipurpose room with free access to computers/internet, a community kitchen, property management office, and case manager offices.The ground floor parking garage will include five parking spaces, as well as bike storage to accommodate up to 63 bicycles.
Due to be completed next month,  The Link  will be a mixed income apartment community located at the corner of 17th and G streets in the East Village area of Downtown San Diego.  Construction of the 88-unit, 7-story project is ahead of schedule and lease up activities are currently underway. Generous common areas include two outdoor terraces, spacious community room, numerous supportive services offices, and public art. Designed by architect Carrier Johnson + Culture The Link replaces a small abandoned garage, contributing to East Village's ongoing revitalization.

Construction progress is moving along on  Emerson, which   will be a five-story building offering 38 studio homes to formerly homeless individuals on Melrose Avenue in Los Angeles. Resident amenities include a large community room, a computer room, on-site laundry, and a secured room for bike storage. The community room has convenient access to an open air garden area that residents can enjoy year round. Additionally, the roof terrace will feature open and shaded areas for residents to relax and take in the surrounding city views.

Della Rosa, located in Westminster , Orange County,  will be comprised of 50 studio, one- and two-bedroom apartments. Lining Beach Boulevard with two- and three-story buildings, Della Rosa will be completed in August. Designed by  Dahlin Architects , 25 studio units are set aside for formerly homeless individuals, and 25 one- and two-bedroom apartments are designated for affordable housing.
Construction is underway at
Aurora, located on W. MacArthur Boulevard in Oakland near the MacArthur BART station. Aurora will be 43 units of supportive housing for formerly homeless individuals and is expected to be completed winter of 2021. The residential common spaces include a community and computer room with free internet access, property management office, case manager offices and an outdoor courtyard, all concentrated on the second (podium) floor. An additional outdoor common space roof terrace will be located on the fifth level.
New Hires: Assistant Project Managers

Meet Vianney and Shashank, the newest members of the Affirmed team!

Vianney joined the Affirmed team this month as an Assistant Project Manager. She graduated from UC San Diego with a BA in Urban Studies and Planning and a minor in Spanish literature. Previously, Vianney worked as a Transportation and Planning Coordinator. In her free time, she enjoys riding her bike and volunteering for environmental justice campaigns. Vianney speaks English, Spanish, and some German from her time in Germany studying Urban Design at Bauhaus University. Please welcome Vianney to the team!


Shashank joined the Affirmed team at the beginning of the month and is based in our San Jose office. He recently graduated from Stanford University with a master's in Sustainable Design and Construction with a focus on Construction Management. He completed his undergraduate studies in Civil Engineering in India. His past experience includes working as a Site Engineer and an Assistant Project Manager for a non-profit organization. In his free time, he enjoys swimming and learning classical guitar. Please welcome Shashank to the team!
