Review and Comment on the Fourth Portion
of the Draft Zoning Ordinance
Development Standards are regulations for infrastructure, site design, and layout that apply throughout the County and supplement the standards for individual zoning districts. They serve to implement the Comprehensive Plan and guide the orderly layout and use of land. The new draft contains 13 categories of development standards. These standards are provided for each zoning district and serve as the ‘rules’ for new construction.

At this time, you can also review another new section of the zoning ordinance covering Special and Overlay Districts. Two new overlay districts have been added, the Village Overlay and the Urban Corridor Overlay. The Village Overlay applies to the historic villages of Bon Air, Chester, Ettrick, and Midlothian. It includes higher standards for building design, roads and pedestrian elements, lighting, and location of gas pumps. The main reason for this overlay is to support a pedestrian focused community design over the typical auto-oriented design elsewhere. The Urban Corridor Overlay is intended to protect and enhance Chesterfield’s already developed areas along the Route 1, 10, 60, and 360 corridors in Chesterfield County.

The fourth portion of the draft zoning ordinance, covering the Development Standards and Overlays, is available through Tuesday, Aug. 15, 2023, for review and comment. Learn more by viewing the Development Standards and Overlays video.

Take pride in your community by helping to keep one site beautiful and litter-free. If you are interested in attending any of our volunteer opportunities, please contact Calvin Vonada at [email protected] or call 804-717-6136.

Concerned About Lead Paint in Your Home? Apply for Free Assessment and Abatement Program
A child’s brain grows rapidly during the first five years of life. Research shows lead exposure can harm a child’s health and brain development.

Children can be directly exposed to this hazard if they live in an older home that contains old lead-based paint, typically built before 1978. Lead-based paint can peel and crack into tiny pieces creating dust that children breath in or swallow.

Fortunately, lead exposure is preventable.

Chesterfield County’s Lead-Based Paint Hazard Control Program was created to protect children five years and younger and expectant mothers from lead exposure. In partnership with our non-profit partner, project:HOMES, families may qualify for a free lead hazard assessment and household repairs to remove lead exposure from their homes. No county staff will enter your home. This program has serviced several homes and is currently repairing others in Chesterfield that have lead-based paint.

If you’re a caregiver of younger children in an older home, you may also qualify for this program. For more information, please contact Emily Hurley by emailing [email protected] or calling 804-718-0517.
