Happy Fourth of July!!!

WOW- July is already here?! Here we are with 43 degrees this morning and I crawl out of my comforter and put on a down vest and it will be sunny and 75 by mid afternoon. Talk about invigorating weather! Plan another day with a bike ride, hike, golf game, tennis match or try rafting or horseback riding!! Oh, don’t miss the Wednesday Rodeos, reminding us of our rancher/cowboy roots! You know, we have it all. Of course, music is back and last weekend we had 4 days of JAS Aspen/Snowmass. This week starts the Classical Music Associates lineup into mid August.

REAL ESTATE UPDATE

I SEEM to be one of the few long time brokers who disagrees with the new listings at the crazy tax assessed values that have very little basis in actual value. Several listings came on in the last 2 weeks or so at about $5-$10,000,000 over last year’s market. As our town fills up this month, it will be very interesting to see the buyer resistance that I expect. Check out the stat comparisons below.
 
I am ALWAYS ready to write a contrarian offer for my buyers. As for Sellers- I turned down a listing last week because they wanted to list at the tax assessed value instead of market, which in my assessment is easily $7,000,000 or more over value, and I will not bring any of my Buyers to see it.

Before the Gondola and before the Shadow Mountain lift, some of Aspen’s earliest skiers were carried on a boat towed up Ajax by a cable. Le Bateau’s name is an homage to one of Aspen’s skiing’s rich history. CLICK HERE

Independence Pass Outfitting Company
My nephew, wife and 3 adult children are visiting us from Minnesota. He found this
Horse Riding company online. (click here) He said they have forest service permits for riding on The Lost Man loop towards the top of Independence Pass-run by an old mining family! Of course, I have hiked this area for years and it is breathtaking. I never knew there is a private horse trail. This is a very unknown option to T-Lazy 7 and the Maroon Creek Outfitters—what a great “find!”
