Let's do all we can to safeguard our community. | |
Tree Mitigation Deadline
Grand Lake Fire Chief Seth St. Germain spoke at the June Board Meeting to homeowners about fire risk in our area as well as the need to mitigate as a whole community to lower the risk. It was a very informative talk and included tips on moving firewood away from homes, what to plant, how to store boats/plastic items away from homes and more. He noted the amount of dead trees currently in our neighborhood. The Board sent you an email 2 weeks ago with a deadline of August 31, 2023 to mitigate dead or diseased trees and slash from your property. We have resources on the CLCC website for you to check out for arborists to assess your trees health as well as removal. Slash and Trash is July 22-23 this year, please take advantage of this as well as the list of county slash resources in your last email.
Article XXIII. Trees Section 23.01 1. On a regular and continuous basis, owners are required to remove dead, diseased, dying, downed trees, shrub or slash from their lots. Non-compliance is a Class 1 Violation.

Your AppFolio Portal Email
Your AppFolio Portal is associated with one main email address. For example, this is the email you will receive architectural review notifications when you submit a permit for exterior home projects. However, if you would like to provide an additional email, in order to have another family member receive email blasts and newsletters, it can be done easily. Remember any changes in email, mailing address or phone numbers are the owner's responsibility to keep current.

The Northern Pike lives up to 15 years feasting on other fish and frogs, and their appetite is tremendous. This is why we have our "Get Paid To Fish" program. $20 reward for every Northern Pike removed from our lake. So Please, if you catch something like this, never put it back.

The years have taken a toll on our original homestead wagons. They are believed to have been once owned by the original homesteaders to this area, the Harbison Family. What remains of these two wagons sits by our office, on the east shore of Lake Columbine. We would love to preserve a bit of the areas history by trying to restore what we can.
Our wagon by the clubhouse still stands in part due to the protection of a nearby pine tree.
If you or someone you know enjoys this type of work, for a fun summer project, stop by and take a look. Any help with this project would be greatly appreciated.

Preserving Our Past
We would like to preserve our historic wagon by the clubhouse as best we can.
If anyone out there has any leftover linseed oil from home projects just laying around and would like to donate it towards this effort, please let us know. Im told it never goes bad. Looking to fully coat it sometime this month. Please call the office if you would like to help.

CLCC Board Repeals Charge for Paper Check Fee Payment
In response to concerns expressed by some owners and the announcement of an AppFolio charge of $2.49 for eChecks effective July 31, the CLCC Board unanimously voted to repeal the $75 charge for paying fees with a paper check at the June 10th Board meeting.
The Board still urges Owners to pay their fees on-line through AppFolio as this lowers the costs due to manual processing of checks for the HOA. Before July 31st, there is no charge for eChecks, so please consider paying your annual HOA fee via eCheck before the AppFolio fee begins on July 31.
As of July 31, AppFolio will charge $2.49 for each eCheck payment made. Owners may still want to pay your fees via AppFolio after the fee begins as it is the safest and most secure option for fee payments. Both the Wall Street Journal and the Associated Press have run articles in the last couple weeks about the dangers of paying with paper checks.
Read the full Associated Press article here.
Bottom line is, by nature we cling to what is familiar. But keep in mind that in the not too distant future, paper checks will be no more than a memory. Just as the rotary dial phone that I spent hours on as a teenager, is unrecognizable to my grand children. Yes, cyber crime is real, yet when you look at all the research, paper checks hold a greater risk.
Please Note: Our association runs on a fiscal year (July 1st - June 30th of the following year) When you open your portal after July 1st, your association dues will appear as balance due. You have, as in years past the option to pay all at once or split the balance into 2 payments, 2nd payment due in November.

When Will Paper Checks Be Obsolete
| |
"But users of paper checks are covered by a patchwork of state laws and subject to the agreement they signed with their banks, which may not provide them with as much protection. So paper checks aren’t safer than electronic transactions. It’s just your familiarity with this form of payment that makes you think you’re protected"
Liz Pulliam Weston author of the book “Your Credit Score: Your Money and What’s at Stake.”
