Wow! 2022 Was a HUGE Success and I am so THANKFUL for all of YOU! I am so appreciative that you continue to share my name with your friends and family. I LOVE what I do and it is such a privilege to be trusted to help people with one of the largest financial decisions of their life. I was able to help 52 families buy and sell their homes last year.

What a wonderful start to the New Year! 2023 is shaping up to be fantastic. I posted a few important photos of some amazing things happening in the past few months.

Sophie Ann - My granddaughter was born on November 27th and is now 2 months old. She is the sweetest and we are so in love!

Emma bought a house! - My youngest daughter bought her very own home this past January and we could not be more proud and happy for her. It is always so joyful for me when my special clients close on their dream homes or sell their homes. This one was a super proud Mom moment.

Manchester & Nashua still hottest markets in US
December 2022 Hottest Housing Markets

"Manchester-Nashua took the crown as the hottest US market again in December. This is the 16th time Manchester-Nashua has taken the top spot

While the housing market cooled off during the mid to end of 2022 here in NH and across the country, we are seeing it heat back up with an increase in mortgage applications being processed and the interest rates lowering a bit.
Rockingham County
December 2022 Closed Sales in Rockingham were at 208 which was a 27.5% decrease from 2021.
The Median Sales price is $561,000 a 10% increase from December 2021.
Hillsborough County
December 2022 Closed Sales in Hillsborough County were at 256 which was a 31.6% decrease from 2021. The median Sales price is at $460,000 a 13.6% increase from December 2021.
What Have I Been Seeing Out in the Local NH & MA Market?

Positive news for Sellers & Buyers -
Overall home prices are holding strong with a 10% and 13% increase in Rockingham and Hillsborough Counties as you can see above as of the end of December. While it is still a strong Seller's market, with low inventory and high demand for housing, I have seen some higher-priced homes sitting a bit longer. This has been great news for buyers who are ready to take advantage by not waiting for a price drop but being aggressive and putting in offers before others do, therefore eliminating competition. My buyers have been able to negotiate offer prices and home inspection concessions.

There is no magic formula here other than paying attention to the local market and watching homes that may interest you. Try not to judge a book by its cover as there are some easy fixes such as paint and changing out flooring that can dramatically improve the interior of the home. While we may see some homes not selling quickly, there are still homes in sought-after areas with modern updates that are attracting multiple offers due to the fact they are move-in ready.
