Before I started Real Estate school, I had no idea of the different types of liens that are out there (there's a lot). One in particular is called a mechanic's lien. So what is that?
A mechanic's lien is a legal claim on a home or a property. Imagine going to sell your home, you are under contract and you find out that there is lien on your property that comes up during the title search of your property!
Here's an article talking about mechanic's liens. I actually had some concrete work done years ago and was not satisfied with the result and the contractor was unwilling to correct the job, so I did not pay the remainder of the balance. I could have had a mechanic's lien on my house, but I don't because we refinanced and that would have come up during that process.
