Always be willing to walk away. This is soooo important. When we get emotionally attached to a house that we're buying or selling, it's going to be a sh*tshow, every time. Your real estate agent is going to be the one that is helping you make decisions and stay non-emotional. And sometimes staying non-emotional, we can work it out, even if you're willing to walk away.
We had a client who wanted to pay so much over asking for a home even thought the over priced home to begin with was on the market for over 6 months. Our job is to not have our client's overpay when buying. The same on the seller side. There have been sellers who were unwilling to negotiate even the slightest repairs because of being mad at the offer that they accepted (lower than what they wanted) - you have to stay non-emotional, and then you have to be willing to walk away if what is happening in a transaction is not in your best interest.
