You're saying Zestimates aren’t accurate?
If someone is planning on selling their home on their own, they probably are going to price their house according to the Zestimate and people that are Real Estate professionals know all too well how inaccurate Zestimates are for a whole number of reasons. Then what ends up happening is the for sale by owner’s house sits and sits and doesn’t sell, costing the for sale by owner lots of money and time lost and frustration..............Kind of like cutting your own hair ✂- if you aren’t a licensed hairdresser or a barber. Some people will get lucky and achieve success at this - this might not be their "first rodeo" as we sometimes hear...but few will have a decent cut cutting their own hair and end up paying the price for it in the end.
Our advice if you are a for sale by owner? Since you are your own agent now to accurately price your home you would need to get an appraisal done so you know how much your house is worth, say yes to working with a buyers agent as most buyers have representation and answer your phone! You never know when an agent may be calling you to want to see your home for a buyer and try to make a sale happen, if no one answers, buyers do not like to wait and will move on to the next.
Happened with one of our buyers, I called on a for sale by owner and left several messages and it was a day and a half later when I received a call back but it was too late, we already found another home for our buyer and went under contract, the for sale by owner missed out on a possible sale. 🤦♀️
