How powerful just 3 words can be. It makes sense though. Why do we buy the homes we want to live in? #1 reason: location, location, location. You cannot move your home to a different location (unless you have more money than the richest of the rich, but what a pain) - but realistically, you cannot. You can change the inside and outside and make it what you want.
When we represent buyers, that's our focus, do our buyers love the location? If yes, then that's the prize for the buyer. If the buyer focuses on...needs new paint, needs to be upgraded, needs a better lawn - that is definitely the wrong items to be focused on because that is all doable. When we first bought our home in 1998 - picture this: we're on a steep driveway, the backyard is wide but narrow, formica EVERYWHERE - jail cell grey paint everywhere too. But, what cannot change is the location - in a cul-de-sac, full sun most of the day, even though it's a narrow backyard it's still good size and wide - that's what did it for me.
In this market, even though there aren't a whole lot of buyers, it is, still a seller's market - because of low inventory. Buyers should definitely still focus on location - if they love the location, everything else they don't love can always be changed at some point in time. We can talk about this all day.
