I heard another agent say this a while back and I about lost it. This agent was referring to buyers wanting to look at homes without having a pre-approval letter from their lender.
Why do we need this? Well, first off we need to know the exact amount you're able to afford. If you want to look at a home that is 450K but you're only approved for 400K, we will only show you homes that you're able to afford. Sometimes people still want to see the home even knowing their number doesn't go that high, but no can do. It's not fair to the seller (even if the home is vacant) to have traffic in and out if the buyer can't afford it.
