If you are selling your house and have hired an agent to market your home for you, you probably want your agent to market your home so that the most eyes can be on your home possible, generating your listing to be able to sell quickly and for the amount you’re seeking if not more right? Multiple Listing Services were founded by brokers who wanted to share real estate listings and connect buyers and sellers. And guess what? In The Greater Atlanta Area there is more than just 1 Multiple Listing Service available…
The Agents in Fayette and Coweta county use the Georgia Multiple Listing Service (GAMLS) as their primary listing service. The GAMLS is available to agents in Georgia, and there is a monthly fee which the agents pay to be a member of this MLS system. Agents who are a part of the GAMLS system will see your listing.
Some agents will also take this a step beyond. Some agents will also put your listing into the First Multiple Listing Service (FMLS) which is the primary MLS system for the Metro Atlanta area that includes the surrounding 24 counties. That’s huge! Now this is an expense to the agent, but we believe that it is worth the expense to be able to get more eyes on your listing.
That means that the agents who work in those 24 counties that use the FMLS as their primary MLS system will also see your listing because it is put directly into their system.
What’s even more of an added bonus, since January of 2020, the FMLS partnered with the Middle Georgia MLS (MGMLS) – Macon and the surrounding counties (21 counties) - now even more agents will see your listing as well – about half the state of Georgia now will be able to view your listing and possibly find a buyer for you! Now that’s bullet marketing right?
Reality is that most agents will only use 1 Multiple Listing Service. It is of great benefit to you to search for an agent who will market in both of the MLS systems – after all, you deserve to get the most exposure for your home don’t you?
