Quick Read from Rob:
The offer that never came because they waited.
A couple told me they were ready to sell, then decided to wait. Just a little longer. They wanted to see if their home would be worth more if they held on. Every month they'd say, "Let's give it another few weeks." I understood — leaving a home is hard, and waiting feels safe.
But waiting isn't free. While they held, their life stayed on pause. The bigger place they wanted kept slipping past. And the buyer who would have loved their home — the one actively looking during those quiet months — bought something else and moved on.
Here's the pattern I've watched again and again: people treat "later" as though it costs nothing.
As though the perfect moment is somewhere ahead, and standing still keeps every option open. But standing still is its own decision, and it quietly closes doors you never see close.
The best time to sell is rarely a date on a calendar. It's the moment your life is ready for the next chapter — when the home no longer fits the life you're trying to live. Everything else is guessing at a future no one can predict.
That couple eventually listed, a year after they first told me they were ready. The home sold fine. But they spent a whole year in a house that no longer fit them, waiting for a signal that was never going to arrive. When I asked what they'd learned, the wife said, "we could have started living the next part of our lives twelve months sooner."
If some part of you feels ready but keeps saying "not yet," reply "TIMING" and let's talk it through — no pressure, just clarity.
