Quick Read from Rob:

Why "just curious" browsers become serious buyers

A couple came to one of my open houses and told me right away, almost apologetically,

"We're not really looking. Just curious."

I smiled and told them to enjoy the house. Six weeks later, they bought it.

They weren't lying to me that day — they genuinely thought they were only browsing. They just didn't know yet. That's when I stopped believing in the line between "just curious" and "serious buyer."

It barely exists.

Here's the pattern. Almost nobody wakes up one morning as a fully formed, ready-to-buy buyer. They start by peeking. They tour a home "just to see," picture themselves in it, and something small shifts.

Then they see another. Curiosity quietly does its work until, one day, they realize they've become the very thing they insisted they weren't.

The one lesson is this: today's browser is tomorrow's buyer, and you can't tell them apart by how they describe themselves. The person who says they're not serious is often just early. Treat them like a tire-kicker, and you may push away someone who was three showings from writing an offer.

I think about this for sellers, too. It's tempting to want only "qualified, motivated" buyers through the door and to dismiss the curious ones as a waste of time. But the curious ones are where serious buyers begin.

Every offer starts as idle interest that got a little less idle.

So welcome the browsers. Some of them are just further from a decision than they realize.

Even if you're only "just curious" about your own home's value, that's a fine place to start. Reply

"CURIOUS" and we'll take it from there
