Quick Read from Rob:
The agent everyone liked — and what it cost.
A homeowner once picked her agent because he was charming. Great smile, easy to talk to, told her exactly what she hoped to hear. She felt good signing with him. What she didn't ask was how he'd actually sell her home — what he'd do in the weeks when things got hard.
They got hard. An offer wobbled. A buyer's financing stalled. And in those moments, charm wasn't what she needed. She needed someone who knew how to hold a deal together, who'd answer the phone at nine at night, who'd tell her the truth even when it wasn't the fun version. He wasn't that person, and the sale nearly fell apart.
Here's what I've learned watching people choose: most sellers pick an agent the way they'd pick a dinner companion.
Likability matters, sure. But you're not hiring someone to have coffee with. You're hiring
someone to protect the largest financial decision of your year, often your decade.
The questions that actually matter are unglamorous. How do you handle a low appraisal? What happens when two buyers want it? Walk me through the last deal that almost died and how you saved it. The right answers won't dazzle you. They'll reassure you.
A friend of mine interviewed three agents. Two flattered her. The third gently pointed out things about her home she didn't want to hear, then explained exactly how he'd handle each one.
She almost didn't hire him because the conversation felt less pleasant. She's told me since it was the best decision of the whole process.
If you'd like a short list of the questions worth asking any agent — including me — before you trust them with your home, reply "REVIEW" and I'll send it over.
